Harmony to debut Canyon Falls in southwest valley

Today, Harmony Homes will open its Canyon Falls gated neighborhood located near Mountain's Edge, a master-planned community in the southwestern portion of the Las Vegas Valley.

Geoff Gorman, vice president of sales for Harmony Homes, said he believes more homebuyers are realizing that it's an unprecedented time to buy a new home in Southern Nevada.

One new model measures 4,766 square feet and offers a "dramatic sense of arrival from the moment you walk in," Gorman said.

The two-story home features three bedrooms and a master bedroom retreat, along with a home office and bonus room. It has formal living, family and dining rooms, with 3½ baths and a three-car garage.

It also gives buyers the option of having a fourth or fifth bedroom.

Other options include a deck off the master bedroom, a covered patio and an extended dining nook.

Like all homes at Canyon Falls, the new two-story model is built on an oversized lot, with some lots in the neighborhood measuring as much as 20,000 square feet.

Gorman said these nearly half-acre home sites are large enough to accommodate everything from boats and recreational vehicles to swimming pools and sports courts in the backyard.

"In an effort to keep costs as low as possible, many new homes these days have become relatively bland and boxy, with home and lot sizes getting smaller and smaller," Gorman said. "We're also hearing from more buyers who became frustrated and gave up on trying to buy a resale home, especially one in decent condition not owned by a bank. But this new model at Canyon Falls really stands out with its space, style and personality. And our buyers can move in to their new home within 90 days."

The new model is priced from $488,990, which Gorman called a strong value for a home of this caliber. Other models offered at Canyon Falls are priced from the low $400,000s.

He said residents pay a homeowner association fee of $60 per month, with none of the business improvement district fees typically found in such upscale communities.

"These new homes at Canyon Falls would have sold for well over $1 million a few years ago," he said. "You just don't see new homes like this in our market very often, especially at these prices."

Gorman described the floor plans at Canyon Falls as "really dynamic, with some unique designs and amenities that are usually only available in custom homes. For instance, some of the more popular options include a casita or a wine room."

In addition to the new Residence 4766, home shoppers at Canyon Falls can tour a single-story model offering 3,876 square feet with four bedrooms, including two master suites, plus a home office. This model has 3½ baths, along with a great room, a dining nook and a formal dining room off the kitchen.

The third and largest floor plan available at the neighborhood of 55 homes offers 4,900 square feet.

The single-story home offers executive-style living in an open floor plan featuring a great room with 18-foot ceilings, four bedrooms, home office and 3½ baths.

The home also features a formal dining room and an upscale courtyard entrance.

Design options include a wine room, a secondary laundry room within the master suite and a three-car garage plus a casita, instead of a four-car garage.

Canyon Falls is adjacent to the master-planned community of Mountain's Edge, near the intersection of Buffalo Drive and Blue Diamond Road.

To visit the neighborhood, take the southern Las Vegas Beltway to Buffalo Drive and head south to Blue Diamond Road. Or, take Interstate 15 to the Blue Diamond exit and travel west to Canyon Falls.
