Henderson splashes into 2014 with residential, commercial, recreational projects

The city of Henderson is expected to have a year’s worth of residential and retail developments in 2014.

Dennis Smith, president and CEO of Home Builders Research Inc., said there are a few residential developments in Henderson that are expected to start in 2014.

“It’s hard in Henderson because there is a very tight supply of lots,” Smith said. “There isn’t a lot of raw land that isn’t spoken for.”

A 13,000-home project known as Cadence is expected to start its first phase in 2014.

The project, developed by the LandWell Co., will be between Lake Mead Parkway and Boulder Highway.

“Cadence is probably the biggest news,” Smith said. “They haven’t done a master-planned community in a while.”

Cadence is designed to be a city within a city with office spaces and shopping areas. A 50-acre park is planned for the middle of the project.

Smith added that he foresees a comeback for Lake Las Vegas, which he said is looking to sell land to developers.

“I doubt it would be ready by 2014, but it’s on the horizon,” he said.

Smith said the development of Cadence, which will be only a few miles from Lake Las Vegas, could be mutually beneficial.

“Activity creates more activity,” he said.

After going bankrupt in 2009, the master-planned community Inspirada also is slated to make a comeback.

“It’s supposed to follow an urban village design,” Smith said. “People will be able to walk in the neighborhood to shopping centers and stores. I think they’ve kept the design the same.”

Smith wasn’t sure if the Anthem area was going to develop anything new, but it is close to selling out its current homes.

“That’s a pretty big deal,” he said.

As far as new businesses, Charles Van Geel, vice president of commercial leasing and sales operations for American Nevada Co., said the two of the three buildings that formerly housed the Zappos headquarters are expected to get a new tenant.

“We have already leased a portion of it,” Van Geel said. “(The company) has not been announced yet.”

In addition to residential and commercial development, Henderson is expected also to see new parks in 2014.

Weston Hills Park, which is under construction near the intersection of Galleria Drive and McCormick Road, is being developed by Beazer Homes Weston Hills.

When completed, the nearly 14-acre project is expected to feature a playground area, shade structures, baseball fields, a basketball court, a tennis court, a dog park and picnic areas.

The Arroyo Grande Park-Pittman Wash Trail is also expected to open this winter.

The project also includes improvements to the Arroyo Grande Sports Complex, 298 N. Arroyo Grande Blvd., and features bicycle terrain amenities, a dog park, a bridge that connects across the wash and trail connectivity from Pittman Wash to the Union Pacific Railroad and Cornerstone Park.

Funded by the Southern Nevada Public Land Management Act, the project is estimated to cost about $11 million.

It is expected to include a 60-acre park and a 4-mile trail.

After yeas of anticipation, Henderson is scheduled to get a water park. After delaying its initial 2013 opening, Cowabunga Bay is expected open in the spring of 2014.

The park, which is near Galleria Drive and Gibson Road, ran into construction delays that included the shipment of steel structures supporting the slides not being delivered on time.

The $23 million park is expected to feature more than 30 attractions on 23 acres of land.

Season passes are expected to be available in January.

Looking ahead, construction for the health, residential and shopping center known as Union Village is slated to begin in 2015.
