Incentives, immediate move-ins await active adults within Ardiente

Centex Homes is offering $70,000 in incentives on homes available for immediate occupancy in Ardiente, an age-qualified community in North Las Vegas. The community is for people age 55 and older according to sales agent Sabrina Torblaa.

"This is a wonderful chance to capitalize on significant savings," Torblaa said.

She said the discount can be applied to closing costs, interest rate buy-down, appliances, options or a pool.

There are five home designs available for 30-day closings. The single-story floor plans range from 1,400 to 2,352 square feet. They include up to two full baths, two or three bedrooms, den and a two-car garage. Architectural highlights include a sunroom, music room, interior courtyard, island kitchen, formal dining room, kitchen nook and dual walk-in closets at the master suite. Prices start in the $250,000s.

Standard features include raised-panel interior doors, upgraded baseboards, levered chrome hardware, ceiling fans in select areas, laundry room cabinets and a kitchen pantry. Homes come with CAT-5 wiring for convenient telephone connections and prewiring for cable in all rooms. Security alarm system prewiring and a soft-water loop also are included.

Homes have low-e windows and bear the Environmental Protection Agency's Energy Star seal of approval.

Ardiente's 13,000-square-foot clubhouse includes equipped exercise area and a poker room. There are two swimming pools outside. Other common amenities include a putting green, chipping green, tennis courts and six themed parks. Several resident areas offer round-the-clock access. The community also has a gated entry and roving security patrol.

To visit, take Interstate 15 north and exit Craig Road west. Turn right on Losee Road, then right on Ann Road, which turns into Tropical Parkway. Turn right on Walnut Road to the sales office. From Interstate 215, the Las Vegas Beltway, exit south on Losee, turn left on Tropical, then right on Walnut to the sales office.

The sales center and model homes are open from 9 a.m. to 5 p.m. daily.
