Man buys Providence residence

Last year when Michael Smith was searching for his first home in Las Vegas, he and his real estate agent spent weeks looking at houses. Then, one day, they visited Kensington at Providence. He looked at an available Corbel model near the sales office and said it was love at first sight.
"I knew as soon as I walked in that this was the right house for me," he said. "I knew I wanted a single-story home. I knew I wanted a big, open floor plan. This one was beautiful with three bedrooms and three full baths. Everything about it was just right."
When Smith and his real estate agent learned the house was within his price range, available for quick move-in and the builder offered a closeout financing incentive, his decision was easily made.
The 2,400-square-foot home also came with an optional den and a two-car garage.
Ryland Homes is offering qualified buyers special financing through its sister company, Ryland Mortgage, and an additional 25 percent off design center options.
"I did all my financing through Ryland Homes," Smith said. "Everything was easy. We closed in 30 days."
Kensington at Providence is a gated community that offers five single- and two-story floor plans with as many as six bedrooms, three full baths and three-car garages ranging from 2,104 to 3,230 square feet. Prices start in the low $200,000s.
Once Smith moved into Kensington in March, he said he started to develop an even deeper appreciation for his new home. He credited the quality of construction and the builder's smart-space design for creating a home that is affordable to keep cool in the summer and heat during the winter. His adult daughter recently moved in, and he says they live comfortably in the house together because of the home's thoughtful design.
"I have a full bath to myself," he said. "She has one to herself and we have one to spare for guests. It's really nice."
In December, Knickerbocker Park, a $2.2 million, 15-acre playground for children and adults, opened to the public.
Now that Smith has access to recreation opportunities within walking distance that include jogging paths, picnic areas, play areas for children and a dog park, he added a dog to his household.
"I just love everything about my house," Smith said. "I'm going to stay here forever."
Kensington at Providence is part of a community that is near shopping and dining options as well as the new Centennial Hills Hospital. It is also close to the Las Vegas Beltway, which offers a quick commute to North Las Vegas, Summerlin and the Strip.
The builder's Providence neighborhoods include Kensington, Auburn, Bradford and Windimere. All are gated neighborhoods that include their own green areas for families, sports and pets. The neighborhoods also include barbecue areas with benches.
Sales offices are open from 10 a.m. to 5 p.m. daily, except Friday, when they open at noon.
Kensington's sales office is located at 7033 Whitford St. To visit, take U.S. Highway 95 west to the Las Vegas Beltway heading west. Turn right on Hualapai Way and left on Dorrell Lane. Turn right on Kensington Cove Street and right on Mullinix Street to the community on the right.
