Monterey at Las Vegas Country Club area reports high home appreciation

Condominiums in Monterey at Las Vegas Country Club are located in a nostalgic guard-gated country club, a few steps from the Las Vegas Strip, within a ZIP code reporting the highest appreciation rate of resale-home prices in the valley, according to Vice President of Sales Marianne Pepe.

"Monterey at Las Vegas Country Club has noticed a significant increase in home buyer interest since the Las Vegas Review-Journal's business section reported on Feb. 24 that the resale-home prices in our ZIP code, 89109, increased by 46 percent during 2007, when compared to the same period of the previous year," Pepe said.

The newspaper story relied on data compiled by local housing analyst Larry Murphy of SalesTraq, who compared each ZIP code's median price of existing homes sold in the second half of 2007 to the resale prices recorded during the second half of 2006.

According to the report, the ZIP code where Monterey is located had the highest percentage increase in the Las Vegas Valley with the median price increasing from $349,515 to $510,000.

"We do realize that much of this increase is attributed to the many luxury high-rise condominiums located nearby along the famed Las Vegas Strip. We have been pleasantly surprised by the positive effect that this development has had on our community," Pepe said.

"After researching housing options located within our ZIP code, potential home buyers have discovered that just east of these high-priced high-rise projects is the beautifully serene community of Monterey with prices from the $160,000s. They are especially impressed by the fact that we offer resort-style amenities behind the 24-hour guarded gates of the world renowned Las Vegas Country Club."

Studio, one- and two-bedroom single-level homes as well as two-story townhomes, measuring from 624 to 1,750 square feet, are available. Many are located along the green fairways.

The complex offers 27 different floor plan variations. Some homes are fully furnished at no cost, according to Pepe.

Architectural elements include patios or balconies, fireplaces, wetbars, built-in bookshelves and walk-in closets. Upgraded flooring, two-tone paint, maple cabinets and granite counters are all included features.

"Our residents also have access to many private community amenities. In addition to being able to relax at five sparkling pools and soothing hot tubs, our residents have the convenient use of an on-site fitness center and picnic areas with gas barbecues." Pepe said.

To visit, take Interstate 15 and exit Sahara Avenue east. Turn right on Paradise Road and left on Karen Avenue. Enter the community through the Las Vegas Country Club Estates gate on Karen Avenue, located between Paradise Road and Maryland Parkway.

The guard-gated attendant will direct you to the sales center. The sales office is open from 10 a.m. to 5 p.m. daily.
