Rhodes Homes touts single-story designs at Pesaro neighborhood

Twelve-foot ceilings and an open floor plan have made Residence 2700 a popular home at Pesaro in Henderson's Tuscany Residential Village, sales agent Deanna Forsyth said. The neighborhood of single-story homes is one of the newest at Tuscany.
"Buyers are scooping up our best home sites at Pesaro and many are choosing Residence 2700 to complement views of the golf course and city lights," Forsyth said. "It is a very flexible floor plan that includes four bedrooms with an oversized garage and den or dining room that can also be designed with up to six bedrooms."
According to Forsyth, single-story plans with oversized garages are rare in new homes and are a major factor in Pesaro's popularity. Residence 2700, named for its square footage, includes four bedrooms, two baths, powder room, island kitchen that opens to a great room, den or dining room that can be optioned as a fifth bedroom and a 21/2-car garage or optional sixth bedroom.
"Many residents are choosing additional garage space because it allows them to store their athletic and recreational equipment at home rather than renting a storage unit somewhere else," she said.
Two other floor plans are offered at Pesaro. Residence 2379 includes three bedrooms, two baths, powder room, 21/2-car garage, great room and island kitchen. A den and covered patio are offered as options.
Residence 2683 provides three bedrooms, three baths, three-car split garage, great room and island kitchen. A fourth bedroom, den and covered patio are offered as options.
"Lot sizes and price per square foot also make Pesaro one of the top picks in Tuscany," Forsyth said. "The smallest lot size in Pesaro is 6,000 square feet, which is 1,000 square feet larger than the average lot size in Tuscany."
For a limited time, according to Forsyth, Pesaro is offering incentives for buyers to use towards closing costs and upgrades. Homes are priced from the low $300,000s.
Tuscany Residential Village provides numerous amenities exclusively for residents, Forsyth said.
"Tuscany residents pay a modest monthly homeowners association fee ($140) and receive access to Tuscany's recreation center, playgrounds, walking paths and common areas in addition to receiving 50 channels of cable television," she said.
Tuscany is located near Lake Las Vegas and Lake Mead with views of Las Vegas, the desert and wetlands. The centerpiece of the community is the Tuscany Golf Club, designed by golf-course architect Ted Robinson Jr. The 6,906-yard, par 72 course was named Golf magazine's No. 1 course in Las Vegas in its annual rankings.
Tuscany's 35,000-square-foot recreation center, La Vita Tuscana, includes a lap pool, lagoon pool, hot tubs, full workout facility, aerobics room, basketball, racquetball, tennis, arts and crafts rooms, and jungle gyms for children.
