Sullivan Square exec defines mixed-use
The true meaning of mixed-use development is generally misunderstood, according to Sullivan Square's president and managing partner Kenneth Smith. Speaking to more than 1,000 real estate professionals, Smith discussed mixed-use throughout the country and its recent entry into Southern Nevada.
"Mixed-use is something that actually developed very organically in our great cities," Smith said. "These are neighborhoods that people in New York, Chicago and San Francisco grew up in. Neighbors looked out for each other. The butcher even knew what cut of meat your family preferred."
While Las Vegas has become one of the fastest-growing cities in the United States with an average of 8,000 new residents moving in each month, Smith said there is a growing number of home buyers looking to reconnect with an urban neighborhood much like what they experienced in the iconic cities they moved from.
"From first-time home buyers and the Gen X/Gen Y set to mid-career professionals and baby boomers, everyone we talk to at Sullivan Square says they want convenience and a sense of community," he said. "At Sullivan Square, you can get out of your car on Friday afternoon and not get in it again until Monday morning. You can take care of your grocery shopping and dry cleaning, take your dog for a walk and meet friends for dinner all right outside of your front door."
The aim of the development, according to Smith, is to provide residents with timesaving lifestyle conveniences.
"No one ever says 'honey, pick up a sweater at the Gap on your way home...we're running low'," Smith said. "What you really need is to be able to walk downstairs and pick up some cough medicine in the middle of the night. That type of convenience makes your life a little easier."
Sullivan Square will consist of as many as 1,300 residences. Units in the first phase range from 500 to 2000 square feet with prices from the low $300,000s to $1.7 million. Residences in Sullivan Square's Live/Work spaces and traditional brownstones are now selling and homes in the project's first high-rise towers are available for sale.
The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes. Amenities include a community park, dog park, concierge, workout facility and pool.
Located at Sunset Road and Durango Drive, just off Interstate 215, the Las Vegas Beltway, Sullivan Square is located within the center of the valley's emerging "West Village." West Village's 400 acres are zoned for high-density, mixed-use development and 10,000 housing unit.
The sales center is located at 8930 Spanish Ridge Avenue and is open from 10 a.m. to 6 p.m. daily.
To visit the sales center from Interstate 215, the Las Vegas Beltway, South, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.
