Sullivan Square touts live/work units

Sullivan Square, a mid-rise development offering condominiums, lofts and townhomes in the southwestern Las Vegas Valley, has already sold many of its one- and two-story units, according to the developer. The official groundbreaking is scheduled for July 31.

The development features live/work spaces, where residents can locate their home and business in the same location.

Johnny Watts and Diana Stansberry plan to run an independent real estate company.

"I have seen the live/work style of living in places like San Francisco and think it will be great for Las Vegas," Stansberry said.

Residents who opt to purchase the space below their living quarters for their own businesses will add to the 25 shops and services currently planned for Sullivan Square's market street.

Residences are available above the retail on market street, such as the coffee shop or bakery.

The live/work spaces are available in floor plans ranging from 500 to 2,000 square feet.

Pre-groundbreaking pricing starts in the mid-$300,000s range.

Interiors include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian-designed cabinetry in the kitchen and baths.

Condominiums in Sullivan Square's first high-rise tower, Madison I, along with brownstones are also currently available.

Office buildings, a central park and a dog park complete Sullivan Square's urban palate.

To visit the sales center take Interstate 215, the Las Vegas Beltway, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.

The sales center is located at 8930 Spanish Ridge Ave. and is open 10 a.m. to 6 p.m. daily. For further information, call 733-1108 or visit Sullivansquare.net.

Sullivan Square is being co-developed by Glen, Smith & Glen Development and Harcourt Developments.
