Tuscan Cliffs offers home buyers chance to customize residences

Pacific Southwest Development is offering luxury-home buyers a chance to customize their homes in Tuscan Cliffs, according to Mike Goeth, a sales agent for the guard-gated neighborhood in Southern Highlands.

"Many people dream of building their ideal residence -- a custom home with precisely the features they want, and rooms and outdoor spaces for all their activities," Goeth said. "The complexity and time commitment of building a custom home, even with a general contractor, stops many people from ever trying. At Tuscan Cliffs, we've made the process much easier. The choices are many, but manageable. We take the best aspects of building a custom home and combine it with the convenience of a more traditionally built home."

Home buyers can chose their own lots, which measure at least one-quarter acre. Some are oversized; some back up to the Southern Highlands Country Club; and some offer views of the city skyline and mountains.

"We have more than 100 individual sites to choose from, including many with unparalleled views of the Strip," he said. "Some rise more than 20 feet from the guard-gated entrance."

While the neighborhood offers four Tuscan-style floor plans, more than 50 distinct configurations are possible. Each offers an extensive rear patio, central courtyard and common areas designed for families who like to entertain, inside or out. They range from 4,328 to 5,441 square feet and may measure as large as 6,000 square feet with options, Goeth said. The neighborhood will ultimately house 155 luxury estate homes.

Such options include one- and two-story casitas, game rooms measuring more than 1,000 square feet, decks, offices, dens and other spaces. All of the homes include summer kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly, he said.

Buyers may choose from a range of appliances and fixtures in the kitchens and baths, as well as an extensive range of cabinets and countertops. Stair railing, flooring, front doors, entertainment systems, room options and casitas are some of the ways buyers may personalize their homes.

"The design staff can assist buyers not only in matching items aesthetically, but can also direct buyers in how to achieve their ideal home. They know not only what is available, but where to find it," Goeth said.

Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures. Numerous options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches throughout. The builder also added stainless-steel Viking appliances, wrought iron stair railings, granite counters and vanities throughout as standard features.

In addition, each residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing a quieter, more environmentally friendly home, Goeth said.

Base prices start at just over $1 million.

Residents may receive a one-year social membership to the Southern Highlands Golf Club. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
