Lennar to open San Marcello today

Lennar will hold a grand opening today at its San Marcello neighborhood, which is located near Summerlin on Tropicana Avenue and Hualapai Way.

These homes come with appliances, front and backyard landscaping and gourmet kitchens included in the price of the home, according to Arnold Loya, Lennar new home consultant.

He said the grand opening would offer homebuyers special pricing on homes this weekend.

In addition, Loya said the community offers low homeowner association assessments, and there are no special improvement district fees. Still, the community features amenities such as a park, professionally designed pool, spa and pool house.

"For as little as $1,060 a month, buyers can own their own home," Arnold said. "And our homes are so energy-efficient that you can save over $1,000 per year on energy costs compared to a typical existing home. That's an entire month's payment."

He said the homebuilder specifically studied rents in the Summerlin and Las Vegas southwest area. It found that many renters could save money each month by buying a home instead of renting.

San Marcello offers floor plans that range from 1,465 to 1,749 square feet. They have as many as four bedrooms, 2½ baths and two-car garages with full driveways.

"Buying new is a great way to make buying easy and get the most modern amenities," Loya said.

He added that the homes come with thousands of dollars in upgraded features. Some of these may include granite countertops, upgraded maple cabinetry throughout the home, gourmet kitchens and Energy Star-rated appliances.

In addition, energy-saving features are included, such as radiant-barrier roof sheathing; 14 SEER (seasonal energy efficiency ratio) air conditioners; 40-gallon, energy-saving water heaters; dual-flush toilets; and low volatile organic compound paint.

Lennar also includes a Schlage LiNK home automation program with the homes. This allows homeowners to control aspects of their home from any smartphone or Internet device.

"With home automation, you can lock and unlock doors without a key," Loya said. "You can also have a text message sent to your phone as soon as your kids arrive home from school or use the camera to check on your pets. There is so much you can do with this system and Lennar includes it at no extra cost."

Loya added the builder will offer three different backyard landscaping packages. The homebuyers' selection would be included in the price of the home.

The packages caters to different lifestyles: the entertainer, package, pet- and kid-friendly home and the gardener's retreat. All three include a covered patio.

During Saturday's grand opening event, Lennar will give away a Super Bowl party pack with a $100 gift card to Smith's grocery store and other big game necessities.
