American West to open Lexington

Today, American West Homes will premiere its newest neighborhood -- Lexington at Highlands Ranch.

The grand opening festivities in the southwestern valley neighborhood will begin with the unveiling of the four model homes at 10 a.m. As part of the event, home shoppers will be able to enjoy food, fun and live music from noon to 3 p.m., as well as have the opportunity to participate in a raffle.

"American West Homes is excited to open our newest neighborhood, Lexington at Highlands Ranch. This neighborhood is just an extension of the quality homes that we have been building in Southern Nevadans for 25 years. We are the only builder in town that continues to open brand-new communities and the fact that we are doing it starting at $188,500 is unheard of these days," said Larry Canarelli, president of American West.

The two- and three-story designs measure from 1,216 to 2,189 square feet, and range in price from $188,500 to $238,500.

Three two-story floor plans are available, measuring 1,216, 1,486 and 1,641 square feet, respectively. Each features three bedrooms, 21/2 baths, a great-room design and a second-floor laundry area.

A three-story design - The David - measures 2,188 square feet. This home features three bedrooms and 21/2 baths with the option for a fourth bedroom and third bath located on the first floor. A family room and closet highlights the first floor. The main floor consists of a great room, dining room and kitchen with island. There is an option for a balcony located off the great room. The third floor consists of two bedrooms and the master suite with a walk-in closet and master bath.

"Each home has received the designation of Energy Star Plus for meeting and exceeding efficiency requirements set by the Environmental Protection Agency by our inclusion of efficient building products. This rating means that each home at Lexington is at least 30 percent more energy efficient than current National Home Building Standards, and 15 percent more energy efficient than homes that qualify only as Energy Star," Canarelli said.

Energy-efficient features include a 14-SEER natural gas heat and electric central air conditioning with Puron radiant heat-barrier roof sheathing, programmable setback thermostat, R-13 insulation in exterior walls and R-30 insulation in ceilings, Pro Installer E2S Complete Weatherproofing System, Fiberglas front entry door, vinyl-framed, dual-pane low-e windows and sliding glass door, 50-gallon quick-recovery natural gas water heater and Super-Flow water management system.

Each home includes ceramic-tile entries, granite-tile kitchen countertops, decorative pendant lighting over kitchen islands, Whirlpool dishwasher and custom cabinetry with satin chrome drawer knobs and door handles. There are also cultured-marble vanity tops and spa shower in the master bath. The home features raised-panel interior doors and a 10-year structural assurance plan.

Lexington is one of five neighborhoods offered by American West in the Highlands Ranch community. The others are: Fairmont, Newcastle, Windsor and Kensington.

To visit, take Interstate 15 to the Blue Diamond Road exit and head west. Turn south on Decatur Boulevard. Turn west on Silverado Ranch and then north on Jones Boulevard. Turn east on Richmar Avenue. Lexington is located on corner of Jones and Richmar.
