Single-story homes are a popular option for new homebuyers, and nine distinct options for single-story living are offered at Dunhill Homes' Tuscany Village master plan. Ranging from 1,215 to 2,700 square feet, homes offer a variety of configurations and options starting at $141,490.
"There are many advantages to single-story living," said Marietta Manayan, sales agent at Tuscany Village. "The biggest advantage is for those who can't, or don't want to, climb stairs. But they are also known for being more spacious, having higher ceilings and being more energy efficient."
Among the flexible single-story homes at Tuscany Village is Roma 2173. This home offers 2,173 square feet of living space with as many as four bedrooms and three full baths with a two-car garage.
Designed with the owner's suite separated from secondary bedrooms, Roma 2173 includes a gourmet cooking island and nook in the kitchen and bonus storage space in the garage.
Flexible space can be used to build an owner's sitting room, home office or additional bedroom between the owner's suite and great room. A three-car garage is also available with this home.
"All of the single-story homes in Tuscany Village offer flexibility, so you can create the perfect home to suit your life," Manayan said.
Another popular single-story plan Dunhill Homes offers is Roma 1558. This 1,558-square-foot residence includes as many as three bedrooms, two baths and either a two- or three-car garage. Options include a fireplace in the great room and a third bedroom, in lieu of a home office.
Energy efficiency is a priority in all homes at Tuscany Village, with 13 plans certified by Energy Star and NV Energy's Energy Plus program. Tankless water heaters, radiant-barrier roofs, dual-pane, low-e argon gas, vinyl windows and other energy-efficient elements are included as standard features in the homes.
"They are normally offered as an upgrade, or not available at all in other communities. These items alone can save you hundreds (of dollars) on your energy bills every year," Manayan said.
"This community offers more amenities than any other in Henderson for monthly dues that are less than half of other country club environments. From a 24-hour guard-gated entrance and one of the best community centers in Southern Nevada to a beautiful 18-hole golf course, Tuscany Village is truly one of a kind."
La Vita Tuscana is the community's 35,000-square-foot recreation center with outdoor activities including a beach volleyball court, tennis courts, two basketball courts and a resort-sized pool, lap pool and two spas.
Inside La Vita Tuscana, residents have access to two racquetball courts, a large indoor gym with a basketball court, workout room, sauna, aerobics room, arts-and-crafts rooms, billiards, meeting rooms and social areas.
Tuscany Village is home to the Tuscany Golf Course, a par-72, 6,906-yard course set within the rolling hills and mountainsides of the area.
"All residents also get 50 free channels of cable television, which is a big savings over the course of each year," said Manayan. "All of this is included, with no LIDs (improvement district fees)," she said.
Tuscany Village has 13 new-home floor plans with six fully decorated model homes. The one- and two-story homes range from 1,215 to 2,646 square feet.
To visit Tuscany Village, take Lake Mead Drive in Henderson heading east. Follow the signs to the community and turn left on Mohawk Drive to the main entrance.
The sales office is located at 1549 Olivia Parkway and is open daily from 10 a.m.-6 p.m.
