Lennar builds two new projects

Lennar has broken ground on two new-home communities in the Las Vegas Valley.

Sedona, which is on Tropicana Avenue and Hualapai Way near Summerlin, is expected to open this winter. This gated community with a private park will offer homes that measure 1,600 to 2,600 square feet.

Next spring, Lantern Gardens, which is near Chinatown at Spring Mountain Road and Tenaya Way, will present a variety of floor plans.

"We were very fortunate to be able to purchase the 40 acres of the Lantern Gardens property," said Robert Johnson, Lennar vice president of community development.

Both are part of Lennar's Everything's Included program that provides homebuyers with features and upgrades that are included in the home's price.

The builder is collecting names for interest lists for these new communities .

In addition, Lennar has several turnkey homes throughout the valley that are available for a quick move-in.

The homes come with garage door openers, ceiling fan prewiring, home theater prewiring, General Electric appliances, designer lighting packages, low volatile organic compound paint, stainless steel sinks, rocker light switches and granite countertops. All of these features are included in the price of the home.

Also included in the home are Lennar's green technology and energy-efficient upgrades.

"Our homes are designed to save you an average of $1,078 (per) year in energy costs compared to a typical existing home," said Melissa Flores, new-home consultant.

Savings will vary due to actual construction, floor plan, occupancy, appliance usage, thermostat settings, weather conditions and orientation of the home.

All Lennar homes come with a structural warranty and customer care assistance. Homes, ranging from 1,400 to more than 5,200 square feet, are priced from the mid-$100,000s to the mid-$400,000s.
