Lennar has plans for new year

Lennar kicked off 2012 with a grand opening at Ladera Terrace in Summerlin's The Mesa village Jan. 21.
"We had a great time at the grand opening and many families came out to tour," new-home consultant Virginia Ferrar said.
"But interested buyers should really act quickly because we only have a few homes left and the best homesites will be the first to go."
The neighborhood feature three floor plans ranging from 2,320 to 2,622 square feet with as many as six bedrooms, as many as three baths and two-car garages.
Besides offering versatile home designs and features that are included in the price of the home, the community also offers a residents-only pool, community park, play area, proximity to schools, pool-size homesites and located across from the 19-acre Mesa Village Park that includes tennis courts, basketball courts, barbecue areas, playgrounds and softball/baseball fields.
Homes are priced from the high $200,000s.
Lennar also is preparing to introduce its next new-home community, San Marcello, which is expected to open Feb. 4.
Situated directly across from Summerlin, north of the Smith's grocery store on Tropicana Avenue and Hualapai Way, the neighborhood's four two-story floor plans range from 1,465 to 1,749 square feet.
The designs provide for as many as four bedrooms, as many as three baths and two-car garages with full driveways.
Ferrar said the community has low homeowners association assessments and no special improvement district fees.
The community has amenities such as a park, pool, spa and pool house. During the grand opening event, Lennar will be giving away a Super Bowl party pack, complete with a $100 gift card to Smith's grocery store, plus many other party necessities.
In addition, Lennar will be introducing more new-home neighborhoods in locations throughout the Las Vegas Valley through March.
Some of these neighborhoods offer the multifamily Next Gen floor plan, which has been described as a home within a home plan, according to Jeremy Parness, Lennar's division president.
The Next Gen plan was designed for multigenerational living. It soon will be offered in the Henderson area.
"Our buyers have been excited about this plan since it first opened in Providence," Parness said. "This extreme interest prompted us to offer this type of floor plan style to our Henderson buyers and soon to other areas in the valley."
Lennar plans to open Sommerset in Henderson in February, offering homes measuring from 2,343 to 3,487 square feet. They will have as many as five bedrooms and three-car garages.
The four distinctive floor plans include a single-story design and a Next Gen home plan.
This community offers a Henderson location with city views, located across from the Henderson Multigenerational Center and Aquatic Complex.
These homes sit on pool-size lots and seven homes have already sold, Parness said.

The Next Gen home design offers a private suite on the first floor. Each suite includes a separate entrance, living space, kitchenette with GE appliances and stainless steel sink, private bedroom, full bath, standard washer and dryer, one-car garage and an outdoor living space.
The Next Gen plan also has Timberlake 42-inch maple cabinetry and upper crown molding, which are included in the price of the home.
Lennar designed this floor plan to be incorporated into the main home in a way that allows it to be a separate space but also offers direct access from the main house.
Parness said many multigenerational homebuyers find it convenient for a dual-adult living situation.
All of these homes come with the builder's Everything's Included features, such as granite-slab kitchen countertops and upgraded maple cabinetry throughout the home.
In addition, buyers can enjoy several high-tech, energy-efficient features that are included in the price of the home. Some of these features are Schlage's home automation system, low-volatile-organic-compound paint, radiant-barrier roof sheathing and Energy Star-rated appliances.
In fact, all of these homes carry the U.S. Environmental Protection Agency's Energy Star certification and include modern, green technology that saves money on energy bills, according to Parness.
