Lennar to open three neighborhoods in northwest
Lennar has three new home communities that will open in northwest Las Vegas. Shoppers are choosing homesites and taking advantage of pregrand opening pricing, starting from the upper $100,000s.
“This is a wonderful opportunity with a large selection of unique floor plans to choose from in incredible locations,” sales agent Tony Liesse said. “Plus, those who act fast will get to be the first to lock in their favorite homesite.”
With its scenic atmosphere and access to U.S. Highway 95 and Interstate 215 Beltway, local schools, easy commutes to Nellis and Creech Air Force Base, restaurants and shopping, the area is drawing residents.
Lennar offers its Everything’s Included package at all three northwest communities. Features such as granite-slab kitchen countertops, 2-inch faux wood blinds, upgraded extra-tall maple cabinetry throughout the homes and gourmet Energy Star appliances, including washer, dryer and all kitchen appliances, are included in the price of the home. Several hi-tech energy-efficient features are also in the homes such as Lennar Home Automation by Nexia Home Intelligence, USB outlets, low VOC paint and radiant barrier roof sheathing.
At Lennar’s two gated communities, Arbor Ridge and Hampton Glen, in the master-planned community of Providence, the homes range from 1,450 to 2,324 square feet and have as many as four bedrooms and two-car garages. These two communities are located close to Centennial High School and Edmundo Escobedo Middle School. Within walking distance of both communities is Bozarth Elementary, hiking trails and the new 15-acre Knickerbocker Park.
Just down the street is Sky Ridge, near Oso Blanca Road and North Tee Pee Lane. Sky Ridge offers new floor plans that have never been sold in northwest Las Vegas, and a neighborhood with low homeowner association fees, Liesse said. Homes are 1,465 to 1,749 square feet, three to four bedrooms and two-car garages.
Through the LIFT program, a partnership between the Neighborhood Housing Services of Southern Nevada, buyers at Sky Ridge may qualify for as much as $15,000 in down payment assistance.
Also, at all three new communities, the Nevada Rural Housing Authority Home at Last Mortgage Credit Certificate program offers qualified first-time buyers a federal income tax credit equal to 40 percent of the interest paid on their mortgage loan. It provides a refund up to $2,000 on mortgage interest every year the buyer lives in the home for the life of the loan, and the homeowner can still claim the remaining interest as a tax deduction.
“We have a few homes available prior to grand opening, but we anticipate they will go quickly,” Liesse said. “We encourage serious buyers to call or visit us today, so they don’t miss the chance to get a brand new home during this great time to buy.”
