Monterey residents have it made in the shade

The mature trees, colorful flower beds and thick green turf that define Monterey at the Las Vegas Country Club are products of a landscape plan that combined preservation and beautification, according to Dave Moon, Monterey's developer.

Located just two blocks from the Strip near the Las Vegas Hilton, the condominium development is nestled within Las Vegas' original golf course community.

Monterey's landscaping features mostly pine trees, with a smattering of evergreen olive trees and varieties of mature deciduous trees, or trees that lose their leaves. Many are at least 30 years old.

"When redesigning Monterey's landscape architecture, it was important that great care be given to preserving their irreplaceable beauty," Moon said. "We knew we needed the advice of an expert."

Caryl Davies, director of landscape architecture for WLB Group, was brought in to reinvent Monterey's grounds.

"A professionally licensed arborist checked the health of the trees," Davies said. "During renovations, when existing trees conflicted with planned sidewalks, the trees won."

Other elements of the landscape design include extra-large shrubs that change color with the seasons.

"We tried to retain as much of the existing healthy shrubbery as possible," Davies said.

The condominium complex offers one-bedroom floor plans that measure up to 900 square feet. Many interiors include architectural features like a private patio or balcony, oversized entry, floor-to-ceiling windows, walk-in closet and built-in bookshelves.

Units are appointed with slab granite countertops and high-grade cabinetry in kitchens and baths. Other standard features include oversized baseboards, upgraded flooring and deep-well stainless steel sinks. Other upgrades can include ceiling fans, window treatments, two-tone neutral paint and an appliance package with washer and dryer.

Prices start in the $190,000s and immediate move-ins are available. Monterey is offering a $10,000 flexible incentive on select condominiums. A furniture package incentive also is available.

Featured homes are fully furnished, professionally decorated and come complete with coordinating artwork and decorative accents.

To visit, take Interstate 15 and exit Sahara Avenue east, turn right on Paradise Road and left on Karen Avenue. Enter the community through the Las Vegas Country Club gate on Karen Avenue, located between Paradise Road and Maryland Parkway.
