Plans let you live in ‘Harmony’

Finding the right home at the right location can be a challenge for Southern Nevadans, as they sift through options of new-home neighborhoods, re-sales and distressed properties. Two neighborhoods to visit are Harmony Homes' Summit and Talus at Sunrise Highlands.

According to sales associate Richard Helmly, value-conscious homebuyers have been impressed by the neighborhoods' location within the 160-acre Sunrise Highlands community near the base of Sunrise Mountain, as well as the designer touches included in each home.

"What sets Talus and Summit apart from other neighborhoods is the value. Other builders say that their homes offer value, but for me, value is a combination of having extremely low-interest rates and the fact that housing prices have dropped significantly since 2005," Helmly said.

"This is critically important for buyers to understand because we probably won't see this combination ever again in Las Vegas.

"Buyers discover further value at Summit and Talus with all of the designer touches included in each home. The fact is that Harmony Homes puts in a great deal of standard features in their homes that other builders offer as options.

"We include things like soft-water loops, granite kitchen countertops, cultured marble in the bathrooms, dual sinks in the master suites, raised-panel doors and paver driveways."

Summit features six designs. Three single-story floor plans offer 1,817 to 2,600 square feet, three or four bedrooms, two or 2½ baths and prices from $169,990.

Two-story designs are priced from $229,990 and feature 3,383 to 3,754 square feet, four to six bedrooms and 2½ or three baths.

Talus features three floor plans priced from $179,990. The two-story homes measure from 2,409 to 3,024 square feet and include three or four bedrooms with options for as many as six bedrooms, as well as 2½ baths with an optional third bath.

"In addition to the homes themselves, our buyers have been impressed with the neighborhoods' location in Sunrise Highlands and the proximity to recreation, schools and shopping," Helmly said. "There are also shaded picnic areas and open play areas.

"Sunrise Highlands is conveniently located near great public facilities like the Hollywood Center and Park, an aquatic center that offers both indoor and outdoor swimming, an amphitheater and a golf course."

To visit the Summit model homes at 6614 Young Sky Ave., take U.S. Highway 95 to Boulder Highway and head north. Head east on Sahara Avenue and drive past Hollywood Boulevard. Turn right on Dawning Day Drive and then right on Young Sky Avenue.

To visit the Talus sales office at 2746 Sunrise Bluff Drive, take U.S. Highway 95 to Boulder Highway and head north. Travel east on Sahara Avenue and turn right on Hollywood Boulevard. Turn left on Sunrise Highlands Way and proceed to Sunrise Bluff Drive.

Both sales offices are open from 10 a.m.-6 p.m. daily except Monday, when they open at noon.

Harmony Homes is locally owned and operated with more than 20 years experience. The builder is also active in Laughlin, as well as California and Texas. Harmony offers 14 additional neighborhoods throughout the Las Vegas Valley where single- and two-story homes range from 1,462 to 4,900 square feet and are priced from the $90,000s.
