Providence, Mountain’s Edge hit top 10 national list

Two Southern Nevada master-planned communities are again in the top 10 fastest-selling master plans in the United States. Mountain’s Edge and Providence, both being developed by Las Vegas-based Focus Property Group, rank in the top 10 in annual surveys of net sales by two leading real estate industry research and consulting firms, RCLCO and John Burns Real Estate Consulting LLC.

Mountain’s Edge and Providence are the only Nevada communities in the top 10, according to the study.

Mountain’s Edge, a 3,500-acre master planned community in southwest Las Vegas, was the fifth fastest-selling master plan in the country in 2012 with 948 net sales, a 118 percent increase from 2011.

Providence, a 1,200-acre master plan in northwest Las Vegas, was No. 6. with 760 net sales, an 81 percent increase from the previous year.

In the 2011 surveys, Mountain’s Edge ranked No. 7 with 434 net sales; and Providence was No. 8 with 421 net sales.

“It’s notable that Focus Property Group has been able to keep Mountain’s Edge and Providence in the top 10 fastest-selling communities in the country throughout the Great Recession despite those projects being located in the epicenter of the housing crisis,” said Gadi Kaufman, managing director and chief executive officer of RCLCO (formerly Robert Charles Lesser and Co.). “It’s a remarkable accomplishment,” he added.

“We are excited and grateful that these two communities continue to remain in the top 10 fastest-selling in the country, and rewarding for our team to be acknowledged for what they have created in Mountain’s Edge and Providence,” Focus Property Group Chief Executive Officer John Ritter said. “It reinforces our philosophy of developing attractive well-priced communities offering a high quality of life to their residents while still striving to remain sensitive to the environment. Communities where people want to live, raise their families and retire.

“While there are signs of an improving economy, these are still challenging times, making homebuyers even more discriminating,” Ritter said. “Fortunately, our homebuilders — among the best in the industry — have addressed this issue by redesigning and updating a wide offering of attractively priced homes.

“The residents in our communities are near employment, transportation, schools and shopping,” Ritter added. “Our buyers appreciate the added value of a master plan, the many outdoor amenities including trails and parks, and the frequent community events. Our leading sales figures are a testament to that.”

The Las Vegas-based Focus Property Group has developed projects totaling more than 10,000 acres in Las Vegas and throughout the Southwest, and has been involved in transactions exceeding $6 billion since its inception in 1987. For information, visit www.focusproperty group.com.

Mountain’s Edge is close to the Red Rock National Conservation Area, major employment and Strip entertainment offerings. The community offers a variety of floor plans and single- and multifamily subdivisions from top builders. They also have parks, trails and open spaces and public facilities and schools.

A series of paseos wind through the community, connecting residents and their neighborhoods to recreation areas. These include the new Nathaniel Jones Park and the 80-acre Exploration Park with volleyball courts, horseshoe pits, picnic areas, amphitheater, playgrounds and the 2,846-foot-tall Exploration Peak.

Mountain’s Edge is at 9725 S. Buffalo Drive, at the corner of Buffalo and Blue Diamond Road. For information, call 702-898-5777 or visit www.mountainsedge.com.

Providence will include nearly 7,500 residences at build-out. It now has more than 3,000 single-family homes, two multifamily projects and a neighborhood commercial center.

Providence, inspired by the traditional New England-style neighborhoods of the Northeast, boasts tree-lined streets, parks, walking trails, and a sense of community rooted in the traditions of small-town America.

Providence is at 7051 N. Hualapai Way, off the Las Vegas Beltway north and Hualapai Way. For information, call 702-433-5084 or visit www.providencelv.com.
