Ryland offers pool-sized lots

Ryland Homes has seven communities in Las Vegas and Henderson with pool-sized homesites. At its Cordova Estates, Amado Pointe, Evergreen and Zephyr Ridge neighborhoods they are included in the price of the home.

In Henderson, Ryland offers its Cordova Estates and Zephyr Ridge neighborhoods.

Besides pool-sized homes, Cordova Estates features brick paver driveways with every home.

“... The smallest site we have is more than 6,000 feet,” sales agent Ken Harrell said.

Cordova Estates offers five floor plans ranging from 2,104 to 3,100 square feet. They include as many as six bedrooms and as many as four baths. Some have three-car garages. Design features like super great rooms, multiple lofts, game rooms and flexible space are included.

“And even though the neighborhood is gated with its own park, it has very low HOA (homeowners association) costs and no LID or SID (local or special improvement district) fees,” Harrell said.

The gated neighborhood also is near Avellino Park. Ryland Homes built the 5-acre park and donated it to the city of Henderson. It is near Liberty High School and includes a basketball court, playground, grassy areas, jogging trails and shade structures.

Zephyr Ridge will have home lots up to 140 feet deep, sales agent Rhonda Polk said.

The neighborhood is under construction; its model homes are scheduled to open in late summer.

“Every home will also have a three-car garage,” she said.

Five floor plans are offered, ranging from 2,335 to 3,600 square feet with as many as six bedrooms and as many as four baths.

Across the valley in the award-winning Summerlin master plan is Ryland’s Amado Pointe neighborhood. It is Ryland’s only neighborhood in Summerlin with pool-sized homesites.

“It is also the only neighborhood offered by any builder in Summerlin with rooftop decks,” sales agent Kelli Ball-Cunningham said.

Many of Amado Pointe’s pool-sized homesites back up to Mesa Park Drive or open spaces, “which give them lots of privacy,” Ball-Cunningham said. “And with our signature rooftop decks, residents will have incredible panoramic vistas of the city and mountains.”

“All Amado Pointe homesites are pool-sized and average 35-feet deep, which is very rare in Summerlin,” Ball-Cunningham said. “They also include oversized two-car garages and most also include a covered loggia, or patio.”

Amado Pointe’s amenities include a swimming pool, park and two playgrounds.

Summerlin’s new 19-acre Mesa Park is within walking distance of the neighborhood and includes tennis courts, basketball courts, greenbelts, barbecue and picnic areas, a playground and softball fields.

Ryland’s Evergreen is in the Mountain’s Edge master-planned community in the southwest valley.

The Club at Yellowstone is just for Evergreen residents and guests and spans three buildings with a fitness center, locker rooms, meeting rooms, big-screen television, full kitchen and a children’s activity center. Evergreen residents also have access to two swimming pools, wading pool, spa, basketball court, barbecue patio and outdoor play structure.

Evergreen offers four two-story floor plans ranging from 2,588 to 3,600 square feet. The homes can be built with as many as six bedrooms and as many as three baths with three car garages.

The plans offer features like dual master suites, tech areas and walk-in pantries as well as oversized garages on large homesites. Each plan is available with the builder’s signature rooftop deck option.
