Stephanie Village combines elements of residential, retail

Stephanie Village at Green Valley, a mixed-use development, aims to combine townhome and condominium living with window shopping and gallery hopping, according to sales manager Sherry Latham.

"Mixed-use living in a village setting is a tradition as old as living well. In historically cosmopolitan and European cities, village living has always been a means of keeping commerce and life intertwined," Latham said. "Stephanie Village continues that tradition here in our valley. The design of our 22.5-acre development is based upon the concept of cementing business and personal relationships within a community."

Retail opportunities will include a small boutique market of domestic, imported and organic produce; salon and personal beauty services; deli shops; children's retail, home décor; dry cleaners; florist; and art gallery.

Combining flats, two-story lofts, shopping and restaurant space within 22.5 acres, the project includes retail shops and office space.

The community's 12,000-square-foot lifestyle pavilion, which includes an equipped fitness center with the latest advancements in workout apparatus, a spa room, entertaining kitchen, club room with billiards and game tables, flex studio for yoga and Pilates and the gathering place with widescreen TVs and lounge, is scheduled to open in February.

An open-air amphitheater and community green space, featuring concerts and events, will anchor Stephanie Village at Green Valley's social scene.

Located in the southeastern portion of the valley in proximity to The District, Green Valley Ranch and the Galleria at Sunset mall, Stephanie Village will retain a full-time concierge who will coordinate festivities and events.

Priced from the low $300,000s, floor plans have up to three bedrooms, three baths and a loft. Each residence includes European-style maple cabinetry and granite slab countertops throughout. Low-emittance windows contribute to energy efficiency. A structured wiring package maximizes connectivity and prewiring for satellite, cable and high-speed Internet is standard. A complete stainless steel Whirlpool appliance package is included, in addition to an advanced security entry system.

The sales gallery and model at 64 N. Stephanie St. in Henderson are open daily from 10 a.m. to 6 p.m.

Business owners who want to explore the retail component of Stephanie Village at Green Valley can contact Liz Clare of Burnham Real Estate at 657-7112.
