Sullivan Square begins sales in Tower II
Staffers at Sullivan Square, a new mixed-use community located in the southwestern Las Vegas Valley, are responding to customer inquiries about its second high-rise tower, Madison II. Residences in the structure are available for sale earlier than scheduled, according to Dale Rowse, principal of Viridian Group, Sullivan Square's exclusive sales representative.
"The response we have received about Sullivan Square's living options has been tremendous," Rowse said. "We are thrilled to add Madison Tower II residences to our sales portfolio and I am certain that the new floor plans we have created in response to the market's needs will be just as popular, if not more so, as those in the first tower."
Since opening its sales center one year ago and with the community's recent groundbreaking, many of the homes in Tower I have been sold.
Madison Tower II is offering 176 units with 27 floor plans ranging from 641 to nearly 1,900 square feet, with prices beginning in the low $300,000s.
"We encourage buyers interested in residences in Madison Tower II to act quickly," Rowse said. "First release pricing is currently available as well as a wide variety of floor plans; however, if history repeats itself, neither will last long."
The modern European design of the residences in Madison Towers I and II condominiums offers a contemporary feel, according to Robert Olson, design manager for GSG Development, the developer of the community.
"The sleek and minimal elements and warm color palate provide a clean canvas for residents to create a distinctive look in their home. From 16th century French to 1920s Bauhaus, any design is suitable for these residences," he said.
A furnished vignette is on display at the Sullivan Square sales center, showcasing interior amenities and finishes of the Madison Tower I and II residences. Features include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian-designed cabinetry in the kitchen.
Amenities at Sullivan Square include a 1.5-acre community park, dog park, concierge and valet services, workout facilities, pools and tennis courts. Sullivan Square's market street will be filled with 25 locally owned shops and services, including a full-service deli, neighborhood pub, fine restaurant, florist, fresh fish monger, wine shop, coffee shop and bakery.
Upon completion, Sullivan Square will consist of about 1,300 residences. In addition to condominiums in the Madison Towers, two additional home options are available.
The homes range from 1,700 to 1,900 square feet throughout three floors, with prices starting at just over $1 million.
The community's live/work spaces offer residents a unique opportunity to live above the shops on market street or to purchase the space below their living quarters for their own businesses. The live/work spaces are available in floor plans ranging from 500 to 2,000 square feet, with prices starting in the mid-$300,000s. The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.
Located at Sunset Road and Durango Drive just off Interstate 215, the Las Vegas Beltway, Sullivan Square is in the heart of the Las Vegas Valley's emerging "West Village." West Village's 400 acres are zoned for high-density, mixed-use development.
