Summerlin features work/live areas

Three million square feet of office space is located in the master-planned community of Summerlin, which makes working close to home a reality for many Summerlin residents.

"Summerlin is home to more than a dozen office parks that employ more than 20,000 individuals, many of whom live in Summerlin," said Tom Warden, senior vice president of community and government relations for The Howard Hughes Corp., developer of Summerlin. "These residents reap the benefits of living and working in the same community. Reduced commutes are more efficient and eco-friendly and there are increased opportunities for social interaction. The live/work lifestyle is the optimal solution for those seeking quality of life."

Office parks in Summerlin range from a few acres to more than 100.

The largest office park developed to date is The Crossing Business Center, a 110-acre office park offering 1.2 million square feet of office space. There is access from Summerlin Parkway and it is located close to homes, parks, walking trails, medical and postal facilities, TPC golf course and the world-class JW Marriott Las Vegas Resort & Spa, which features a variety of restaurants, hotel accommodations and convention facilities.

"All Summerlin's major office and retail centers are carefully planned to provide convenient accessibility and close proximity to a variety of amenities," Warden said.

Recently completed office projects in Summerlin include Charleston Pavilion LLC, Parkway Pointe and Trailwood Office Park. Several office developments are currently in various stages of development. "Office space is continuing to grow with the community," said Warden.

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to develop in 1990 and has consistently ranked in the country's top 10 best-selling master-planned communities.

Located along the western rim of the Las Vegas Valley, Summerlin encompasses 22,500 acres with about 9,000 acres still remaining to accommodate future growth within the master plan, including the community's urban core of Summerlin Centre.

There are about 95,000 residents living in Summerlin. Amenities include more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 22 public and private schools and nearly 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the mid-$200,000s to more than $2 million. Custom home sites in The Ridges are priced from the $500,000s. Luxury apartment homes offer monthly rents starting from the $900s.
