Tuscan Cliffs offers indoor/outdoor living

As Las Vegas temperatures begin to cool, they create the perfect setting to enjoy the outdoors. At Tuscan Cliffs, residents enjoy homes that were specially designed to bring the comforts of home outdoors all year.

"Our New Millennium Home designs at Tuscan Cliffs include innovative synergies between the indoor and outdoor spaces," said Rob Evon, sales manager. "Our commitment to indoor-outdoor living means you can enjoy the scenery year-round, but it is especially enjoyable this time of year. Pleasantly warm days and cool breezy nights offer the perfect setting to use your outdoor kitchen and living areas to unwind and entertain."

Unique outdoor spaces at Tuscan Cliffs include front courtyards, intimate interior courtyards and sweeping covered patios that overlook pools, spas, waterfalls, cabanas and fire features at builder Pacific Southwest Development's four model homes.

According to Evon, residents especially enjoy their outdoor kitchens during this time of year. "Outdoor kitchens are the perfect place to unwind with your friends and family," Evon said. "You can put some steaks on the grill, enjoy a movie in an outdoor entertainment area or relax in the spa."

Homes at Tuscan Cliffs all include rear patios large enough for entertainment and multi-media elements such as flat screen televisions wired for surround sound.

Every home at Tuscan Cliffs is outfitted with an outdoor kitchen that includes a grill, refrigerator and granite counter tops.

Depending on the design, they may also include a sink, cabinets, condiment station and kegerator.

"Fire pits and radiant heaters are also popular this time of year," Evon said. "They help homeowners enjoy the beauty of the outdoors in ideal temperatures. Fire features like fire pits and fire places are available in any of the outdoor living areas and provide a stunning visual effect."

Through the use of disappearing glass doors, residents of Tuscan Cliffs can transform their outdoor living spaces into an extension of the main living areas. "This creates an open feeling and natural flow from the multiple rooms that connect to interior and exterior courtyards," Evon said. "They give outdoor spaces the ability to flow seamlessly into living rooms, kitchens, dining rooms, family rooms and even libraries."

Tuscan Cliffs' disappearing glass doors create a natural flow between interior rooms and outdoor courtyards," Evon said.

These doors, when closed, appear as walls with large glass windows. When opened, they "disappear" into openings in the walls.

"The outdoor spaces become a more cohesive part of the home, like another living room but with a better view," Evon said.

More than 50 distinct configurations are available among the four model homes at Tuscan Cliffs. Each offers an extensive rear patio, central courtyard and common areas designed for families who like to entertain, inside or out.

They range from 4,328 to 5,441 square feet in their base configurations and may measure as large as 6,000 square feet with options.

All home sites measure at least one-quarter acre. Premium lots, including some with views of the valley and others that are oversized, are available.

Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures. Thousands of options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches throughout.

The builder also added stainless-steel Viking appliances, wrought iron stair railings and granite countertops and vanities throughout as standard features.

Each Tuscan Cliffs residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing quieter, more environmentally friendly homes.

Base prices in the community start in the low $1 millions, Evon said.

Residents of Tuscan Cliffs will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval.

The club includes a social calendar, spa, resort-style swimming pool and other facilities, Evon said.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west.

Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.

Office hours are from 10 a.m. to 6 p.m. except Monday when the office opens at 1 p.m. The sales office phone number is 228-8559.
