Pacific Southwest Development has announced the debut of The Bluffs, the developer’s newest concept for luxury living at Tuscan Cliffs. This hilltop community in the Southern Highlands is offering a select few home sites prior to the collection’s official grand opening this summer.
“The Bluffs will take luxury to a whole new level, with unique designs, amenities and views never seen before in semi-custom home building,” said Michael Goeth, sales agent for The Bluffs. “We have made eight of just 44 home sites available during the pre-grand opening period. These sites are a minimum half-acre in size and go up to more than 1 acre. They are very unique and allow us to build homes that are literally carved into the mountainsides.”
The Bluffs collection will officially open in late summer with the unveiling of three new models that will showcase options for the semi-custom homes, Goeth said. The models will range from 5,800 to 6,800 square feet and carry the Green Home designation through the Build It Green program.
The Bluffs’ designs incorporate Pacific Southwest Development’s signature New Millennium Home philosophy to design semi-custom luxury homes with thousands of options.
“From state-of-the-art technology and entertainment to indoor and outdoor designs, every detail has been considered at The Bluffs,” said Rob Evon, sales manager for The Bluffs.
The Bluffs is located within Pacific Southwest Development’s Tuscan Cliffs community in Southern Highlands. Its homes will be secured behind a private gated entrance.
“These truly incredible homes will be terraced into the mountainside, allowing residents full city views from the main levels,” Goeth said. “The lower level will have access to each home’s rear covered patio, pool and theater area.”
The Bluffs will further Tuscan Cliffs’ philosophy of indoor/outdoor living with courtyards and seamless transitions from indoor to outdoor living spaces.
“Our interior courtyards give residents a quiet sanctuary within the confines of the property and provide a nice sitting area to relax and unwind from the demands of the day,” Evon said.
At The Bluffs, the developer manages every step of the semi-custom home building process, Goeth said.
“Tuscan Cliffs has set the standard for semi-custom luxury home building in Las Vegas,” he said.
“There are literally thousands of ways to make our homes personalized to the lifestyle of each resident. But instead of working for years with multiple companies, our residents have three design meetings with their personal design specialists who assist them with all of their selections, and their part of the process is complete. We manage the rest and let them enjoy their uniquely designed home,” Goeth said.
Standard amenities at The Bluffs include 12-foot ceilings, Pella windows and doors, stainless-steel Viking appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot Kohler spa tubs and three fireplaces. All homes include outdoor kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly.
Base prices at The Bluffs start at $3 million.
