William Lyon features homes in Mountain Falls community

According to Linda Kemper, marketing executive of William Lyon Homes, today's homebuyers are looking not just a house, but rather a home in a community where they feel comfortable, experience a small-town feeling and still have access to all of the amenities offered in metropolitan areas.
"People are moving to Mountain Falls for lifestyle reasons and the home design," Kemper said.
Hundreds of residents live in a William Lyon home in the master-planned community of Mountain Falls in Pahrump, located 45 miles west of Las Vegas.
"They are looking for the spirit of neighborhood that is missing in metropolitan areas and for peace and quiet, less congestion and clearer skies," she said.
"Many of our recent Mountain Falls buyers migrated to Las Vegas in the 1980s and early 1990s before the big housing boom and they want to move away from the metropolis and to enjoy the lifestyle of Mountain Falls and the small-town atmosphere of Pahrump."
William Lyon's Tuscan-style home designs within the Bella Sera, Cascata Ancora and Tramonto neighborhoods have proven popular, according to Kemper.
Priced from $99,000, these single-story neighborhoods offer homes that range from 1,157 to 2,897 square feet.
"The hallmark of our success in the Nevada Division of William Lyon Homes is that we consider the personal desires and the type of buyers unique to that area when we design our homes. We designed these floor plans specifically for the Mountain Falls community, and we carefully consider what homeowners really want," Kemper said. "We think that our three neighborhoods with our 13 distinct floor plans address all family types and life stages.
"We recognized that the Mountain Falls buyer is interested in single-story homes with ample yards. Our homes have bigger backyards than in Las Vegas, and this provides outdoor living space where you can relax and entertain as well as greater distance from your neighbors," she said.
"We also considered the area topography when designing the community layout and individual home placements so as to maximize the views of the many parks, open spaces, golf course and of the nearby mountains.
"Some of our buyers are from out of state and they are either making a retirement move or looking to buy a second home. Out of all of the communities available, they are choosing Mountain Falls for its home designs, lifestyle and amenities," she said.
The master-planned community is designed around the Mountain Falls Golf Club, where golf course-adjacent home sites are available. The 18-hole, par-72 public golf course offers daily greens fees as well as annual, six-month, three-month and monthly golf passes to residents and nonresidents.
All community residents have access to the Mountain Falls residents' facility, which features a fitness center with club-quality exercise equipment and classes, an outdoor aquatic center with a family-style pool, interactive splash pad, a 25-yard lap pool and spa, a multipurpose room and a residents' lounge with card tables, pool tables and a big-screen television.
Nearby is the Mountain Falls Grill Room, which is open to the public for breakfast, lunch and dinner.
Retail, dining and entertainment choices are available in Pahrump.
The sales offices for William Lyon Homes' Bella Sera, Cascata Ancora and Tramonto neighborhoods are open from 10 a.m. to 5 p.m. daily except Monday, when models open at noon.
Also located within Mountain Falls is Classic Homes' Paradiso neighborhood, which offers five single- and two-story floor plans with up to 4,300 square feet. Office hours at Paradiso vary.
To visit from Las Vegas, travel about 45 miles west on Highway 160 (Blue Diamond Road) past Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch Road, turn right and follow the signs.
