The Howard Hughes Corporation®, developer of the Summerlin® master-planned community and its 400-acre urban center, Downtown Summerlin®, recently announced a comprehensive vision for the area’s walkable urban center. One of the valley’s most popular retail, dining, entertainment and sports destinations, Downtown Summerlin’s new additions further enhance its live/work opportunities to create a dynamic mixed-use core of the community. Two new projects include a new Class-A office building, 1700 Pavilion, along with a second phase of the Tanager luxury apartment complex, Tanager Echo.
According to Kevin T. Orrock, President, Las Vegas Region, The Howard Hughes Corporation, the new additions help Downtown Summerlin meet demand for new live/work opportunities in what has become Southern Nevada’s most walkable mixed-use live/work/play destination. “With 125 retail brands, more than 30 dining options, Las Vegas Ballpark – home of the Las Vegas Aviators, and City National Arena – practice facility and home of the Vegas Golden Knights, there is no better place to work and live to create a seamless environment where everything is within walking distance,” said Orrock.
The new ten-story office building, 1700 Pavilion, will be situated on just under three acres directly south of Las Vegas Ballpark®, it offers 228,776 leasable square feet and glorious vantage points of the entire valley from The Strip to Red Rock Canyon.
The third Class-A office building at Downtown Summerlin developed by The Howard Hughes Corporation, 1700 Pavilion will help to meet growing demand for moving the workplace closer to home. The first two office buildings, One Summerlin and Two Summerlin, are fully leased, and an interest list is already forming for 1700 Pavilion, according to Orrock.
“Demand is on the upswing both locally and nationally for working close to home, along with demand for urban-style living surrounded by all the conveniences that make for an enriching and fulfilling lifestyle,” said Orrock. “The pace at which we have leased our previous two office buildings and Tanager speaks volumes about that demand.”
The arrival experience at 1700 Pavilion is shaped by a shared common first-floor space – the Living Room –that connects seamlessly with surrounding retail and dining. Bike-to-work opportunities are encouraged via bike storage at the building. It will also feature health and safety innovations including contactless entry and enhanced air filtration.
Tanager Echo is a 295-unit apartment building planned as a five- to six-story tower that will wrap around a 455-space direct access parking garage, allowing residents to park on the floor where they live. Tanager Echo features a full suite of resident amenities including co-working space, game room, resort-style pool, spa and top floor sky lounge with unrivaled views of the Las Vegas Strip – to name just a few. With a mix of studios, junior one-bedroom apartments, single- and two-bedroom apartments, Tanager Echo provides new luxury living options within Downtown Summerlin.
Both projects, 1700 Pavilion and Tanager Echo, will be built simultaneously with construction beginning in second quarter 2021. Completion of 1700 Pavilion is projected for third quarter 2002 and Tanager Echo is projected for fourth quarter 2022.
