Pardee Homes has recently taken on their parent company name Tri Pointe Homes and introduced four new communities in the valley with more on the horizon in 2021.
“We just transitioned from Pardee Homes to our Tri Pointe Homes brand, but we’re still the same company,” said Division President Klif Andrews. “We’ve been continuously in operation for over 65 years and we’re proud to celebrate our legacy brand and history of Pardee Homes, it’s great to reflect on how we’ve built more than 25,000 homes across the Las Vegas Valley dating all the way back to the early 1950s. We’re excited about moving forward into the future as Tri Pointe Homes as we continue to evolve as a company.”
Andrews said the name change was about strengthening the national brand. Pardee has been a part of Tri Pointe Homes for over seven years, and Tri Pointe is a strong national and regional builder.
“We’ve chosen to put all of our legacy brands into Tri Pointe Homes and become one unified company,” Andrews said. “It’s still the same people and communities, and that great history is still with us. I am excited about our ability to continue to reach buyers that are relocating to Las Vegas from other markets across the country that will be familiar with Tri Pointe Homes premium brand.”
Currently, Tri Pointe Homes in Southern Nevada boasts 14 actively selling neighborhoods from Henderson to North Las Vegas, Summerlin and other parts of the valley. During the first quarter 2021, four new neighborhoods are opening under the Tri Pointe Homes name, including Strada at Inspirada, Terra Luna Ridge in Summerlin, Atlas and Latitude at Southridge in the southwest valley. And by year-end 2021, the company plans to add an additional three neighborhoods in Southern Nevada.
“We’re in all areas of the valley, and we’re particularly excited about our communities in Inspirada and Summerlin,” Andrews said. “And we continue to increase our presence in those master-planned communities.”
Strada in Inspirada recently opened and offers homes priced from the $500,000’s and with what Andrews calls exciting architecture that is “unique in the valley for its distinctive modern look.”
The homes are one- and two-stories and ranging from 2,464 to 3,481 square feet.
“It’s only in Inspirada, and it’s one-of-a-kind,” Andrews said. “It’s unique because it’s the most contemporary and modern product you’ll find in this price range in all of Las Vegas. It is also designed to offer our homebuyers to live off a greenbelt, providing a sense of community the moment you step out the front door. The garages at Strada are located at the rear of the home while offering you opportunities for expansive porches and courtyards at the front of the home providing an indoor and outdoor connection to entertain and overlook the greenbelt or walking paths.
The homes are likely to attract a sophisticated family buyer as well as empty nesters since many people are relocating from other states, Andrews said.
Terra Luna Ridge is at The Cliffs in Summerlin. The homes start in the mid-$500,000s with single- and two- story homes in a gated neighborhood with a private park. They have up to three car garages and offer Smartsuite® options for families that are looking for a multi-gen home.
“It’s all new architecture in an existing location where we have been building for several years. The architecture is contemporary and fresh, and it’s been very well received.”
“Since we opened in mid-January, we have both families and families that are preparing for their empty nester years, and we’re still seeing a fair number of buyers relocating from California,” Andrews said.
In the southwest valley off of Silverado Ranch Boulevard Atlas and Latitude at Southridge opened and homebuyers were thrilled to see the modern rooflines and exterior styles come to the area.
They’re exciting because of the new location,” Andrews said. “It’s less than 10 minutes from the Strip in a great newer area.”
Both Atlas and Latitude start in the $400,000s.
They have modern architecture on homesites that provide plenty of courtyard and backyard space.
Latitude offers two-story homes starting at 2,014 to 2,666 square feet. Atlas is one-story and two-story homes that range from 2,021 square feet to 3,137 square feet.
“Latitude offers a premium first-time buyer home,” Andrews said. “Atlas we see many people who want to move-up and looking to have more spaces like home offices, more bedrooms and we see a fair number of people looking to downsize into a single-story home. The location makes it attractive to folks relocating from California or those wanting easy access to the 15 freeway for an easier commute to other areas of the valley.”
In May, Tri Pointe Homes will add Contour, a new townhome community to Southridge, near Atlas and Latitude. The townhomes will range in size up to 1,700 square feet. Contour will be a gated neighborhood and will include a private pool and park amenity space, “it’s a great opportunity for first-time buyers, and we expect to see a lot of millennial buyers here,” Andrews said.
The other two communities that will open in 2021 are in the new Red Point Village in Summerlin near Far Hills Avenue and west of the 215 Beltway. Overlook and King’s Canyon are expected to open in September and will offer single- and two-story homes with plenty of room configurations offering lounges, home office space, loft areas, and courtyards.
