Nevada Builder Trade In Program helps homeowners

What should a homeowner considering the purchase of a new home do first: sell his existing home or sign a contract with the builder to construct a new one? The Nevada Builder Trade In Program offers a third option, which is to strategically list the existing home for sale while a homebuilder partner constructs the new one on contingency.

The program’s approach goes beyond putting up a “For Sale” sign. Focus is placed on realistic pricing, home preparation, financial assessments and customized service. The program is offered nationally by Keller Williams Realty International and is operated in Nevada by Robin Smith and Robert Smith of the Smith Team at Keller Williams Realty Las Vegas.

The Nevada Builder Trade In Program is offered at more than 50 Las Vegas Valley neighborhoods constructed by Beazer Homes, CalAtlantic Homes, Century Communities, Pulte Homes and Woodside Homes, as well as at Sun City Mesquite by Del Webb.

“First, a homeowner has to decide if purchasing a brand new home through a builder partner’s neighborhood makes financial sense. How much does the new home they have their eye on cost, and can they afford it? There are many factors — their income, other expenses, savings and how much equity they may have after their current home sells,” explained Robert Smith, whose experience as an accountant and real estate professional helps clients determine if they realistically can afford to buy a new home and, if so, the price point.

The Smith Team provides the homeowner a no-cost, realistic comparative market analysis — a projection of what the home may sell for based on recent sales of nearby comparable homes.

“We look at your home and advise on areas that will bring added value to your home sale. Sometimes, we suggest repainting and minor cosmetic fixes to freshen up the home’s appearance, which lead to a higher sales price and quick sale. Other times, we make more significant recommendations like replacing worn-out carpeting, re-landscaping or kitchen updates, knowing that the return on investments will be thousands of dollars more in a client’s pocket,” Robin Smith said.

If a homeowner selects the Nevada Trade In Program, the Smith Team will list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission. Additionally, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.

“Through the program and our strategic approach, homes typically sell in 30 to 60 days. The key is knowing the Las Vegas real estate market, understanding the different neighborhoods throughout the valley, and being in tune with what homebuyers are looking for and what they are willing to pay.
