The dilemma of hiring family is never easy

You do have a dilemma there, and there’s no simple answer. You might stick with that terrific agent to find your next home and then, when it’s time to sell that home, list it with your nephew.

Prepayment penalties can make loan more costly

You would think a lending institution would be happy to get its money back early, but that’s not always the case. Believe it or not, you can be charged a penalty fee for paying off a personal loan early. Some banks and finance companies charge a fee to borrowers who pay off their personal loans before the end of the loan term.

Town home owner struggles to fix bathroom leak

There is new law passed under Senate Bill 239 that amends 116.30312 and addresses this kind of situation. In fact, the new law provides the authorization for the association to enter into the unit and take affirmative action. Unfortunately, the law applies to condominiums and vacant units.

Resale Homes Oct. 19-24

Editor’s note: Listings include the resale home’s parcel number. The address listed is the homebuyer’s mailing address and not the actual location of the resale home. About 90 percent of these addresses reflect the home purchase. Check the parcel number to make sure. Also, a few transactions do not reflect the market value of the homes. Law silent on disclosing recall petition signatures

The law is silent as to whether the names on the petition can be disclosed. If this was my association, I would caution on the side of being conservative and not release the names on the petition for concerns of potential harassment by other homeowners within the association. The association would check the names on the petition against their homeowner list to confirm that the signers are homeowners within the community. Unless required by the Ombudsman Office or by the courts, the signers would not be disclosed. Please remember that a petition is not the recall election and the homeowners would ultimately have to make that decision to remove or not remove a directors.

Buyers of older homes can expect minor surprises

A carpenter could fix that door, and an electrician would solve the other problems. Buyers of an older house can pretty much expect minor surprises. Yours wouldn’t have been important enough to go to court over. They’re probably about par for the course in a lived-in house.

HOA can take out a loan for park but it won’t be easy

The short answer is yes to both purchasing a park and obtaining a loan but it is not easy. Your covenants should address two issues, annexation of property and obtaining loans. Generally speaking, there are specific procedures that must be followed as this is not an action that a board of directors can take on their own.

Billions in development planned for the Strip and surrounding areas

The Las Vegas Strip could begin to experience a construction boom in the next several months, with a significant number of potential projects getting underway on the north end of the Strip.
