Summerlin’s Constellation luxury apartments to pre-lease in early 2016
Downtown Summerlin's residential development, Constellation, which was scheduled for a late 2015 opening, is now expected to start pre-leasing during the first quarter of 2016.
The 124-unit, gated rental luxury development will surround Downtown Summerlin, the 1.6 million-square-foot shopping, restaurant and entertainment center, near the 215 Beltway and West Charleston Boulevard.
Eric Cohen, managing director of The Calida Group, Constellation's joint venture developer with The Howard Hughes Corp., said the company sought to develop high-caliber amenities.
"This is more of a boutique project with a smaller amount of units, so we could only fit a certain amount of amenities due to the size," he said. "We want to offer a high level of service to cater to residents."
According to Cohen, the three-story, 170,000-square-foot multifamily development, which features one- and two-bedroom homes varying in size from 940 to 1,900 square feet will offer a state-of-the-art fitness center and spa area.
"We felt that having a really nice fitness center and spa area was important," he said. "When people live in our community, they expect a certain lifestyle and ease, so whether it's changing out a light bulb or using our concierge app to set up spa appointment, we're going to provide the easiness that people want."
Constellation, which is at the northeast corner of the Downtown Summerlin at the intersection of Town Center Drive and Griffith Peak Drive, will offer monthly or bimonthly activities, Cohen said.
"We want to create a sense of community, and retention at our properties has been high because we focus a lot on social aspects," he said. "By creating a sense of community, residents feel like they're part of something and enjoy being associated with the community so it's fun for them."
Cohen added, "We won't start programming until we have a certain occupancy rate so we can figure out the demographic and cater to them."
The Constellation, according to Cohen, is expected to open at the end of the first quarter or the beginning of the second quarter.
"We spent a lot of time deciding on which amenities we felt were best for the demographic," he said. "There was a lot of thought behind it."
