Canyon Creek Villas features corner units

Every residence at the Canyon Creek Villas condominium community in the northwest part of the valley is a corner unit, which means all homeowners have views in two directions, sales agent Tina Brink said.

Canyon Creek Villas was constructed as a complex of two-story buildings, each with eight units. Residences are spread around two outdoor pools and spas, with a mixture of both desert and East Coast landscaping.

The condominiums are located on Rainbow Boulevard just north of Smoke Ranch Road, a few blocks from the Best of the West shopping center and just east of Summerlin.

“We are the best-kept secret in northwest Las Vegas,” Brink said.

Two floor plans are available. The Willow with two bedrooms and two baths measures 1,069 square feet. The Arroyo, a three-bedroom, two-bath residence, contains 1,206 square feet. Prices start in the $140,000s.

“We have specials on the few remaining residences in Phase One. There are two Willow models priced at $149,900, each on the second story with a fireplace.

“The original prices were $165,600 and $167,000. We are offering a $10,000 incentive on five final Arroyo models in Phase One priced now at $169,900,” Brink said.

Standard features in all homes include a stainless steel appliance package, birch cabinets with concealed hinges, brushed nickel plumbing and light fixtures, granite countertops and vanities.

Features also include a balcony or patio, crown molding, ceramic-tile tub surrounds, ceramic tile in the kitchen and entry, two-tone custom interior paint, 4-inch baseboards and carpeting. Select homes have fireplaces.

“One of the things that I love as much as buyers are the tubs at Canyon Creek,” Brink said.

“The master bathroom has an 80-gallon, oversized oval tub that’s just awesome and difficult to find as a standard feature.

The other tubs are a great size, as well.”

The community center touts a full-size kitchen, four-sided fireplace with stone veneer finish, billiards room, state-of-the-art fitness and health center, men’s and women’s saunas, and a multi-purpose room for Pilates, aerobics and yoga.

One covered parking space is assigned to each home. There are 100 open spaces for guests or second vehicles, according to Brink.

Canyon Creek Villas neighbors both Summerlin and Desert Shores and is minutes from Mount Charleston.

Residents can take advantage of over 100 acres of public park space within minutes of the community.

The parks feature a dog area, skate park, volleyball, tennis, soccer and basketball.

The Performance Home sales gallery at 2700 N. Rainbow Blvd. is open daily from 10 a.m. to 6 p.m.

To visit from U.S. Highway 95, exit Lake Mead Boulevard heading east. Turn left at Rainbow and travel north past Smoke Ranch Road to the condos on the right.
