City Crossing master plan gets green light in Henderson

Plise Development & Construction LLC recently received approval to proceed with City Crossing, a 126-acre master-planned community in Henderson.

The project will feature Class A office space, boutique shopping and diverse living, dining and entertainment options, according to its planners.

City Crossing has more than 6 million square feet to develop, said Mitchell Stipp, chief operating officer and general counsel for Plise. Stipp said the project is "introducing an exciting new dimension to the changing landscape of Henderson."

When complete, there will be 1 million square feet of Class A office space, 600,000 square feet of retail space, 2,500 luxury residences and open space for tenants and visitors to enjoy.

City Crossing is located in the foothills of Black Mountain near the Henderson Executive Airport, with portions of the project offering views of the Las Vegas skyline.

"Our mission is to create an urban neighborhood that is unlike any other suburban strip center. City Crossing is where life comes together in one interconnected urban neighborhood," Stipp said.

"Plise is incorporating home, health, retail and office elements with modern architectural designs to create this dynamic destination. Working with the city of Henderson has been a great experience and we look forward to contributing to the local community," he said.

City Crossing's unique urban environment employs loft-style residential units located above the retail elements, giving residents access to a variety of options, which are being hand-picked by Plise. Stipp said the company is seeking retailers that are not already represented in Southern Nevada.

To round out the community, a 5-acre public park, landscaped paths and exercise pathways will allow people to commune with nature at City Crossing.

Vertical development is scheduled to begin next year, with 30 acres of the project slated for completion by the end of September 2009, including one of six planned office buildings, 45,000 square feet of retail space, a boutique hotel, restaurant, bank and tavern sites, Stipp said.

City Crossing will take an estimated seven years to complete and will cost a total of about $2 billion, according to Stipp.

Developers describe City Crossing as a true mixed-use project that will create a sense of community and diversity in what they call the underserved southeastern part of the valley.

Founded in 1994 by local developer William Plise, Las Vegas-based Plise has become known as a leader in commercial real estate development.
