Dunhill introduces incentives

Dunhill Homes is providing as much as $25,000 in savings over home prices listed a few months ago at Tuscany Village master-planned community in Henderson. Pricing at its Zanetti and Pesaro collections now start at $160,000 and includes amenities.

“Tuscany is one of the most unique communities in Henderson,” said sales agent Michael Blevens. “Residents enjoy a resort-style community with a guard-gated entrance, award-winning golf course and 35,000-square-foot recreation center for the same price they would pay at a neighborhood that has absolutely no amenities. With the Las Vegas Strip just 15 miles away and an international airport within a 15-minute drive, Tuscany is both a luxurious and convenient place to live.”

Dunhill is offering incentives including upgraded granite kitchen countertops, upgraded cabinets and upgraded appliances as well as 3 percent of the sale price to be used towards closing costs.

“In some cases the value of closing costs alone is more than $6,000,” Blevens said. “Smart home shoppers will take advantage of our new pricing and save thousands in the process.”

According to Blevens, Tuscany’s amenities are some of the top reasons new homebuyers visit the community. “For just $165 per month in homeowners association dues, you get full access to the La Vita Tuscana recreational facility, convenient access to the Tuscany Golf Club, playgrounds, common areas and even 50 channels of basic cable,” he said.

Nine floor plans are offered in Tuscany Village, ranging from 1,264 to 2,700 square feet.

“Residence 1705 in Zanetti includes vaulted ceilings and a front porch, two of its most desired features,” Blevens said. “And the home’s kitchen offers an oversized nook and pantry along with a large square island. It also includes three bedrooms and two baths with the third bedroom in an ideal location for a home office.”

Tuscany’s Pesaro collection includes three single-story plans. Four bedrooms come standard in the Residence 2700, which is named for its square footage. This home’s formal dining room can be converted to a den and a patio can be constructed off the great room or master bedroom. The options join standard features such as a great room, kitchen island and master suite with walk-in closet.

Tuscany’s 35,000-square-foot La Vita Tuscana recreation center includes a lap pool, lagoon pool, hot tubs, full work-out facility, aerobics room, indoor and outdoor basketball, racquetball, tennis, arts and crafts room, billiards, conference room, social area, park area and jungle gym for children.

A centerpiece of the community is the Tuscany Golf Club, designed by golf course architect Ted Robinson Jr. The 6,906-yard, par 72 course was recently named Golf Magazine’s No. 1 Golf Course in Las Vegas in its annual BBQ (Bang for the Buck Quotient) rankings.

To visit Tuscany Village, take Lake Mead Drive in Henderson and pass Boulder Highway heading east. Follow the signs to Tuscany, turn left on Mohawk Drive to the main entrance. Tuscany’s sales office is located in the La Vita Tuscana recreation center and is open from 10 a.m. to 6 p.m. daily.
