Harmony Homes sales agent Brent Simmons said Ladera Terrace is gaining a reputation among home shoppers as the best per-square-foot value in Summerlin.
He said that for a limited time, the Las Vegas-based builder is offering 6 percent of the home's purchase price toward the buyer's choice of upgrades and/or closing costs, plus a stainless steel GE Profile series appliance package.
"At Ladera Terrace, buyers have the freedom to choose how to use their incentive. They can use it toward closing costs, rate buy-downs, lot premiums or design options such as upgraded flooring, cabinetry finishes or a paver-stone driveway. It's the buyer's choice," Simmons said.
The two-story neighborhood features three designs that measure from 2,320 to 2,622 square feet with as many as five bedrooms, 2½ baths and a two-car garage.
Prices start from $246,990. Homes can be built from the ground up within 60 days, according to Simmons.
"What's nice about Ladera Terrace is our homes already include many features and designer touches. Each home includes granite countertops and 36-inch upper cabinets in the kitchen. They all have structured wiring with ceiling fan, telephone and cable prewiring throughout. Each home has an attractive balcony and courtyard with impressive curb appeal," Simmons said.
Additionally, all of the homes are Energy Star certified and include energy-efficient features such as low-e windows, programmable thermostats, 50-gallon gas water heater, 13-SEER air conditioner and insulated heating and cooling ducts.
The neighborhood is within The Mesa village in Summerlin South.
"Ladera Terrace offers an incredible location as well as a great home. Living in Summerlin is, in itself, wonderful with its more than 150 parks and 150 miles of trails, over 25 schools, and numerous activities and free community events," he said.
"Add to it Ladera Terrace's community swimming pool, two neighborhood parks and a location right across the street from the 19-acre Mesa Park, and it's easy to understand why this is a great place to live," Simmons said.
To visit, take the Las Vegas Beltway to Russell Road and head west. At the roundabout, head northward on Mesa Park Drive and then turn right at the second Ladera Terrace entrance, following the signs.
Models are open daily from 10 a.m.-6 p.m., except Monday when they open at noon.
