Monterey features central location

Real-estate advisors have often said that "location, location, location" is a consideration during a home search. According to sales agent Nancy Green, the location factor has lured many home shoppers to Monterey at Las Vegas Country Club.

"At Monterey, residents do not only purchase a wonderful home with many desired design features, they are also able to live behind the guard gates of an established country club community and enjoy numerous onsite amenities," Green said about the condominium development located close to the Las Vegas Strip.

"Add in the close proximity to the entertainment capital of the world, and you have the perfect home destination for those seeking a full-time residence and for those looking for a home away from home."

Upon entering through the country club's guarded entrances, many home shoppers notice the serenity and mature landscaping of Monterey and the surrounding country club.

"The Las Vegas Country Club is a well-established community with hundreds of existing homes, a well-known golf course nearby, and a park-like setting," Green said.

Inside the two-story buildings are studio, one- and two-bedroom single-level condominiums and two-story town homes with private exterior entrances. Twenty-seven different floor plan variations are available, measuring from 624 to 1,750 square feet and priced from $99,000. Select homes offer immediate move-ins.

Many are located along fairways and some offer views of Strip hotel casinos. Architectural highlights may include a private patio or balcony walk-in closets, formal entry, built-in bookshelves and floor-to-ceiling fireplaces. Green said a furniture package program is a popular design option among buyers.

"Our home buyers are not only impressed by the ability to move into a quiet community, they are also appreciative of the fact that they can physically see what the lifestyle and community will be upon close-out. There is not the 'unknown' as to what the community will really look like or when community amenities will be available for resident use at Monterey. The construction is all done and you can see it yourself," Green said.

To visit from the Las Vegas Strip, take Sahara Avenue east. Turn right on Paradise Road and left on Karen Avenue. Enter the community through the Las Vegas Country Club Estates gate on Karen Avenue, located between Paradise Road and Maryland Parkway. The guard gate attendant will give directions.

The sales office is open from 10 a.m. to 5 p.m. daily. For more information, call 796-9700, or visit monterylvcc.com.
