Pardee emphasizes value at Trail Ridge

With prices starting from $152,750, many first-time home buyers look at Pardee Homes' gated Trail Ridge neighborhood in southwestern Las Vegas, according to Regional Sales Director Rob Tuvell.

"At Trail Ridge, buyers can take advantage of low prices for a brand-new home in a popular location, and, in many cases, their mortgage payment can be comparable to what they've been paying in rent with assistance from solid financing programs through Pardee Home Loans," Tuvell said.

For example, Trail Ridge Plan Four, which measures 1,778 square feet, is priced at $173,450, which is less than $98 per square foot according to Tuvell.

Located off of Agate Avenue near the corner of Durango Drive and Blue Diamond Road, Trail Ridge offers two-story homes and community amenities including a heated swimming pool, tot lot and picnic area available exclusively to residents and their guests.

Trail Ridge floor plans range from 1,366 to 1,778 square feet with three to five bedrooms, 2½ to three baths, upstairs laundry rooms and two-car garages. The homes also provide options for lofts, dens, kitchen nooks, tech areas and downstairs bedrooms.

Prices range from $152,750 to $173,450.

The neighborhood is part of Pardee's LivingSmart brand, which provides standard and optional measures that boost energy efficiency, save water, improve indoor air quality and encourage material conservation and use of recycled or sustainable resources.

Additionally, Trail Ridge is part of Pardee's New Standard program in that features granite kitchen countertops, beech cabinets, stainless steel kitchen appliances and washer and dryer, which are included as standard.

Trail Ridge Plan One measures 1,366 square feet with three bedrooms, 2½ baths and a two-car garage.

The Pardee home can be built with an optional loft in lieu of the second bedroom.

Plan Two at Trail Ridge measures 1,410 square feet with three bedrooms, 2½ baths, optional loft in lieu of bedroom two and a two-car garage.

Trail Ridge Plan Three measures 1,755 square feet with three bedrooms, three baths, two-car garage and upstairs bonus room that can be built as two optional bedrooms or optional bedroom and optional loft.

Trail Ridge Plan Four measures 1,778 square feet with four bedrooms, 2½ baths, optional loft or optional retreat and a two-car garage.

To visit Trail Ridge, exit south on Durango Drive from Interstate 215, the Las Vegas Beltway, and travel three miles to Agate Avenue and turn left into the Trail Ridge model park.

The sales office is open from 11 a.m. to 6 p.m. on Monday and from 10 a.m. to 6 p.m. Tuesday through Sunday.
