Pardee launches Smart Move Advantage plan

Pardee Homes is offering qualified homebuyers who purchase one of its new homes a guaranteed rental income on their existing home, via the Smart Move Advantage company.

The Smart Move Advantage program aims to help prospective buyers capitalize on one of the best buyers' markets in decades, according to Pardee Homes Senior Vice President of Sales Gary Probert.

"While pricing and financing point to 'yes' for a new home purchase, selling and buying remains challenging," Probert said.

"The Smart Move Advantage program removes a big hurdle, creating a three-year safety net that provides our qualified buyers with guaranteed rental income for their existing home.

"This enables them to move to the new home they want today while pricing and financing are still favorable."

The Smart Move Advantage program guarantees the rental payment whether or not the qualified buyer has a tenant, and even if the tenant does not pay. Smart Move Advantage also takes care of advertising the property as a rental, screening potential tenants and maintaining the property. The program also covers the property's gas and electric bills, Probert said.

The Smart Move Advantage program represents one of several steps Pardee Homes has taken to boost consumer confidence and smooth the path to new-home ownership, he added.

Through the builder's Homeward Bound program, Pardee Homes also provides its prospective buyers with expert assistance on credit issues that can affect home loan availability.

Homeward Bound services include a no-charge credit analysis; a clear determination of how much house a prospective buyer can afford and an accurate calculation of the monthly payment on that house. The company also provides assistance with credit enhancement and repair and budgeting for the down payment.
