Resort-style living attracts buyers to Tuscany Village

Dunhill Homes recently welcomed hundreds of guests to the grand opening of 13 new floor plans at its Tuscany Village master plan. The Henderson community is quickly becoming a model in energy efficiency with advanced standard elements as well as certifications by Energy Star and NV Energy's Energy Plus program for all of its new plans.

"Many guests at the grand opening expressed surprise that a community in this price range now includes advanced energy-efficient features standard," said Marietta Manayan, sales associate at the community. "Home shoppers were particularly excited that both tankless water heaters and radiant-barrier roofs are standard features. Those two items alone can save you hundreds on your energy bills every year."

Guests toured six new fully decorated model homes and viewed floor plans ranging in size from 1,215 to 2,646 square feet. The homes include as many as five bedrooms and as many as 3½ baths with prices starting in the low $100,000s.

In addition to tankless water heaters and radiant barrier roofs, all of Tuscany Village's new plans include dual-pane, low-e, argon-gas vinyl windows.

All 13 new plans are certified by both Energy Star and NV Energy's Energy Plus programs. These certifications require specific efficiency measures, such as sealing air ducts, controlling air flow in and out of the home, maximizing the efficiency of air conditioning units and properly insulating walls. Once the home is completed, it is tested, rated and certified by a third party for its Home Efficiency Rating System score to ensure upgrades meet the certification criteria.

"These certifications show that we are building our homes at a higher standard of energy efficiency than if we were just building to code," said Manayan. "They are approximately 30 percent more efficient than the same new home, if it was just built to code. They are as much as 60 percent more efficient than a resale home built about 10 years ago."

The Tuscany Village master plan has gained a reputation in recent years for providing incredible value in a community that includes many luxury amenities with no LIDs or SIDs (improvement district fees) for a low monthly homeowner's association fee, according to company officials.

Luxury amenities available to Tuscany Village residents include a guard-gated entrance, an award-winning golf course and a multimillion dollar recreation center with indoor and outdoor activities.

Dunhill Homes' La Vita Tuscana recreation center at Tuscany Village is a 35,000-square-foot facility with a lap pool, swimming pool, spas, tennis courts and racquetball courts in addition to an aerobics room, indoor and outdoor basketball, arts and crafts rooms, billiards, conference rooms, social areas and park areas. The Tuscany Golf Club, designed by renowned golf course architect Ted Robinson Jr., is a 6,906-yard, par-72 course.
