Rhodes Homes offers leaseback investment options

Rhodes Homes is offering leaseback investment options on nearly 25 single-family model homes, condominiums and townhomes, said Ryan Soucie, director of sales for the company.

In this case, a leaseback investment takes place when a buyer purchases a Rhodes property with the intent of leasing the property back to Rhodes Homes. The buyer essentially becomes the lessor, and he or she is able to collect payments for the period of time agreed upon.

"These models offer buyers the best of both worlds," Soucie said. "Not only do you get impeccably designed homes, most of which are furnished, but you also get a guaranteed lease for a minimum of six months on some properties and 12 months on others. You couldn't ask for a better renter in this market."

Most of the properties are located in either the Rhodes Ranch or the Tuscany Residential Village master-planned communities.

Prices for these model lease backs start in the high $300,000s.

"Many of these properties are on golf-course lots or premium lots, depending on the community in which they were built," Soucie said. "The homes feature many custom features and installations not found in the homes currently being built by Rhodes Homes."

According to Soucie, these homes offer a guaranteed lease return and possible tax-savings incentives as well. Buyers interested in possibly purchasing one of these model homes may call 800-698-0529 for location information and pricing, Soucie said.

Rhodes Homes has built more than 6,000 homes in the Las Vegas Valley during the past two decades and is developing 16 communities throughout the area. Two of Rhodes Homes' largest developments are Tuscany Residential Village and Rhodes Ranch.

Tuscany Residential Village's 35,000-square-foot recreation center, La Vita Tuscana, includes a lap pool, lagoon pool, hot tubs, full workout facility, aerobics room, indoor and outdoor basketball courts, racquetball courts, arts and crafts rooms, billiards, conference rooms, social areas, park areas and tennis courts.

Residents of Rhodes Ranch have access to the 35,000- square-foot R Club recreation center with dozens of indoor and outdoor activities for the whole family.

The Fun Zone Water Park, opened last year at Rhodes Ranch, includes slides, lap pools, spas and cabanas in addition to tennis, basketball and volleyball courts.

To visit Tuscany Residential Village, take Lake Mead Drive past Boulder Highway to Mohawk Drive and turn left. Follow the signs to the clubhouse.

To visit Rhodes Ranch, take Interstate 215, the Las Vegas Beltway, to Durango Drive, then go south to Rhodes Ranch Parkway.
