Rhodes touts incentives at Tuscany’s Melani subdivision

The Melani neighborhood at Tuscany Residential Village in Henderson has four turn-key homes ready for move-in with up to $90,000 in incentives provided by developer Rhodes Homes, sales agent Marietta Manayan said.

"These homes offer the best values we have seen at Melani," she said. "Three are on the golf course and the fourth is on a nearly 10,000-square- foot lot. They all include upgrades and most are ready for immediate move-in."

Upgrades offered with the homes include covered patios, stainless-steel appliances, additional granite countertops, crown molding, upgraded hardware, laundry sinks and cabinets and French doors per plan. The homes range from 3,758 to 4,876 square feet and are offered with three to five bedrooms.

"Three of our four floor plans are available immediately, giving home buyers several options when choosing a design that best suits their lifestyles," Manayan said. "The two-story homes all include three-car garages, which is a very popular feature at Melani."

Residence 3758, named for its square footage, is a three- bedroom home with three baths, family room, den or optional fourth bedroom and a bonus room or optional fifth bedroom. Residence 4730 includes five bedrooms, 31/2 baths, great room, loft or optional sixth bedroom and a library. Residence 4876 includes four bedrooms, four baths, game room, den or optional fifth bedroom and a retreat in the master bedroom.

An additional floor plan offered at Melani is Residence 2663, which includes three bedrooms, 21/2 baths, den or optional fourth bedroom, courtyard and covered patio.

"Each of Melani's four model homes is available for sale, giving home buyers an opportunity to lease them back to Rhodes Homes until all of the homes in the neighborhood are sold," Manayan said. "Model homes are very popular purchases in new home communities, and our leaseback program is fantastic."

Space is a key design element at Melani, according to Manayan. Most home sites in the neighborhood measure 6,000 square feet or larger and many are available with views of the city, mountains and Tuscany Golf Club.

"The kitchens are especially spacious and are all open to a living room or great room," she said. "They all have large gourmet islands and lots of cabinet space."

Melani residents pay a $140 monthly homeowners association fee and receive access to Tuscany's recreation center, playgrounds, walking paths and common areas in addition to receiving 50 channels of cable television. Home prices in the neighborhood start in the mid-$400,000s.

Tuscany Residential Village is a master-planned community developed by longtime Las Vegas developer Rhodes Homes.

The centerpiece of the community is the Tuscany Golf Club, designed by renowned golf-course architect Ted Robinson Jr. The 6,906-yard, par 72 course was recently named Golf magazine's No. 1 Golf Course in Las Vegas in its annual BBQ (Bang for the Buck Quotient) rankings.

Tuscany's 35,000-square-foot recreation center, La Vita Tuscana, includes a lap pool, lagoon pool, hot tubs, full workout facility, aerobics room, indoor and outdoor basketball courts, racquetball and tennis courts, arts and crafts rooms, billiards, conference rooms, social areas, park areas and jungle gyms for children.
