Ryland builds Davyn Ridge

Ryland Homes' Allora and Laredo neighborhoods within Davyn Ridge, a North Las Vegas community, carries the builder's lowest price per square foot in the valley, according to sales agent Bethann Frusco-Dumont.

"Each of these neighborhoods offers buyers unequalled affordability along with dozens of customization options so the house will reflect their unique taste and needs," Frusco-Dumont said.

Laredo at Davyn Ridge is also offering additional incentives for its few remaining homes.

"Depending on the home, we have appliance and blinds packages available," Frusco-Dumont said. Prices at Laredo start in the mid-$100,000s.

Allora at Davyn Ridge offers single- and two-story attached and detached homes ranging from 1,355 to 1,936 square feet.

All homes in the collection include three bedrooms with some floor plans offering an option for a fourth bedroom with as many as 2½ baths and two-car garages. Prices start at $118,990.

"The Orchid is also a unique plan, with the secondary bedrooms and a bonus room on the first floor and main living areas and master bedroom on the second floor," Frusco-Dumont said.

This two-story home measures 1,719 square feet and has three bedrooms, 2½ baths and a two-car garage.

The Orchid's main foyer, second and third bedrooms, bonus room and a full bath are all located on the first floor, with the master bedroom and bath, kitchen, dining room and great room on the second floor.

"The dining room also overlooks a standard second-floor balcony, which is a wonderful added benefit to the home," Frusco-Dumont said.

Ryland Homes' Davyn Ridge includes a shared community park with a playground, water features and barbecue areas for residents and guests. A second barbecue area is also available to residents.

Davyn Ridge is located near Rancho Drive and Craig Road. It is near the North Las Vegas Airport, Santa Fe Station, Craig Ranch Regional Park and Los Prados Golf and Country Club. It is also close to Cheyenne High School, Swainston Middle School and Bruner Elementary School.

"What's really nice about Davyn Ridge is that it's a neighborhood within a neighborhood," Frusco-Dumont said. "The area in which we are building sits inside the center of the already established older neighborhoods that surround it. So you get the benefits of a mature neighborhood in a brand-new home."

Just north of Davyn Ridge is another popular Ryland Homes community, Centennial Crossings.

This neighborhood of two-story attached homes has four residences available for purchase, including two model homes. Centennial Crossings' 1,934-square-foot White model is available for $169,990 and its 2,170-square-foot Blue model is available for $179,990.

Both homes include a minimum of $46,000 in upgrades including upgraded kitchens, flooring and appliances, according to Frusco-Dumont.

"The Red model has been one of Centennial Crossings' most popular,"
Frusco-Dumont said. "With this split-level plan, the master bedroom is separate from the secondary bedrooms by the great room, kitchen and dining area. It also includes a completely separate loft or third bedroom on the second floor, which homebuyers really love."

Every Ryland Homes residence is Energy Star qualified and includes energy-efficient air-conditioning systems, low-e windows, vinyl window frames and radiant heat barriers inside each roof.

Ryland Homes is building communities across Southern Nevada. All sales offices are open from 10 a.m.-6 p.m. Tuesday through Sunday and noon-6 p.m. Monday.

The sales office for Allora and Laredo at Davyn Ridge is located at 4012 Jamison Park.

To visit, take Interstate 15, exit Cheyenne Avenue and head west. Turn right on Allen Drive then left on Gowan Road. Turn right on Flushing River, left on Topaz Hills and right at Jamison Park. The sales center and model homes are located on the left.
