Tuscan Cliffs development features options that offer additional space

At the semi-custom Tuscan Cliffs development in Southern Highlands, structural upgrades such as casitas and game rooms are among thousands of options enabling each resident to transform their house into a home, sales associate Michael Goeth said.

"Our New Millennium Custom Home philosophy is that each home should be personalized to those that live in it," Goeth said. "We have streamlined the semi-custom building process to allow each home buyer virtually limitless opportunities to transform the space to suit their lifestyle."

Among the most popular upgrades is a one- or two-story casita, available with each of the four base floor plans, Goeth said. On the first floor, the casita can be used as a fourth car garage, guest house, wine grotto or recreation space.

"This is one of the most versatile upgrades we offer at Tuscan Cliffs," Goeth said. "The casita on the first floor is more than 500 square feet, so it is a fantastic guest house that overlooks an interior courtyard in most plans. It has a full bath and space for a bedroom and separate sitting area."

Tuscan Cliffs model homes showcase various ways the casitas can be utilized, including a wine grotto for storage and tastings.

"Many of our residents have vast collections of wine and enjoy sharing it with their guests," Goeth said. "In our Villa de Rafael model home, we have designed a wine grotto with a tasting area that overlooks a beautiful interior courtyard. This gives residents an opportunity to indulge in their passions and share it with their guests as well."

Each home's casita can be used as a fourth car garage.

"Whether it's a recreational vehicle, motorcycle or antique car, this gives you the option of storing all your automotive toys at home," he said.

A game room, featured in the Villa de Giovanni model home, is another upgrade at Tuscan Cliffs. This 1,100-square-foot space can be used as a game room, second master suite, office or home gym. It is shown as a game room in the model home and includes a media alcove with surround sound and an oversized flat screen television, custom poker table putting green, bar with seating and a conversation area near the balcony.

According to Goeth, the game room is a popular option for those who enjoy entertaining.

"Whether our residents are having a family gathering or a formal event, this space can be designed as the perfect entertainment area," he said.

Ranging from 4,328 to 6,001 square feet, the homes at Tuscan Cliffs provide the ability to design a custom home. More than 50 configurations are available among the four base models.

Each offers a master suite with a separate retreat, an extensive rear patio, central courtyard and common areas.

All of Tuscan Cliffs' home sites measure at least one-quarter acre. Premium lots, including some with views of the valley and others that are oversized, are available.

Standard amenities include stone paver driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

Pacific Southwest has also added stainless-steel Viking appliances, wrought iron stair railings, and granite counters and vanities as standard features throughout each home at Tuscan Cliffs.

All homes include outdoor kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly.

In addition, each residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing quieter, more environmentally friendly homes, Goeth said.

Base prices at Tuscan Cliffs start at just over $1 million.

Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa and resort-style swimming pool.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
