Tuscan Cliffs provides special pricing on estates

Local family-owned builder Pacific Southwest Development is adapting to the real estate market with offers on a select homes at its Southern Highlands guard-gated collection.

"We have a handful of homes at Tuscan Cliffs that are completed and ready for move-in," said Pacific Southwest Development's Director of Marketing Kathy Diaz. "And we're offering brand new homes with comparative pricing typically seen only in distressed situations. With values of up to 40 percent off the original sale price, this is the best opportunity in all of Southern Nevada for a new custom-designed estate home."

Pacific Southwest Development has been operating for 25 years and is one of the few private builders developing new custom-designed estate residences in the valley.

"Buying a home in short sale or foreclosure situations can be stressful and drawn out," Diaz said. "At Tuscan Cliffs, most offers are accepted within 24 hours and we immediately go to the escrow stage. You'll be moving into a brand new, highly upgraded home within a few weeks."

A select number of Tuscan Cliffs' homes are available at the special pricing. Options include upgraded lots, elevators, game rooms and casitas, per plan.

"The Villa de Giovanni's game room has been one of Tuscan Cliffs' most popular options," Diaz said. "This 1,100-square-foot space is perfect for entertaining and can be outfitted with a bar, entertainment center or even an indoor putting green. Of course, each home features our signature disappearing glass doors and multiple courtyards to further our philosophy of indoor-outdoor living."

Pacific Southwest Development can build new custom-designed estate homes with base configurations ranging from 4,328 to 6,000 square feet with options.

Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

Each Tuscan Cliffs residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing quieter, more environmentally friendly homes, Diaz said.

Pricing for its limited collection offering starts at $1.1 million.

Residents of Tuscan Cliffs will receive a lifetime social membership with one-year complimentary dues to the Southern Highlands Country Club, upon application approval, Diaz said. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

To visit, take Interstate 15 to the Southern Highlands Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
