Tuscan Cliffs touts privacy

Tuscan Cliffs, located in Southern Highlands, offers resort-style living with opportunities to lounge poolside by water and fire features, take in views of the Strip and enjoy the privileges of membership in an exclusive club, sales agent Rob Evon said.

"We have taken the resort experience and given it a private setting within this luxurious neighborhood," Evon said. "The lifestyle at Tuscan Cliffs is so distinctive because each of our residences takes on the feel and function of a private, intimate resort. Most Tuscan Cliffs residences feature a front door tucked away behind a portico entry and accessed via the home's central courtyard, creating a sense of privacy. Some designs also feature second courtyards, and all include an extensive rear patio.

"By placing the entry near the center of the home's footprint and outlying structures, such as one- and two-story casitas, near the front, we create a sense of seclusion with each home," Evon said. "Residences may have a fantastic view of the Las Vegas Strip, but the intimate setting makes them feel like they are a world away."

Pacific Southwest Development provides a level of customization at Tuscan Cliffs beyond any traditional semi-custom home community, Evon said. Residents may add custom pool and landscaping packages, specialized electronics, and decorator treatments to tie in the exterior and interior areas in theme.

"There are more than 5,000 ways each resident can personalize their home," Evon said. "From the structural layout of the home to custom-designed interiors, we make sure each residence is a reflection of its owner's taste and style."

The neighborhood features four floor plans, ranging from 4,328 to 5,441 square feet in their base configurations. More than 50 distinct configurations are available, which may expand the homes to as large as 6,000 square feet.

"Each home is truly unique both inside and out," Evon said. "Depending on the plan, you can choose a one- or two- story casita, additional garage space, additional bedrooms, an elevator, a sun terrace or a wine cellar. The possibilities are endless."

All of the homes include summer kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly.

Each home site measures at least one-quarter acre. Premium lots, including some with views of the valley, are available.

Standard amenities include paverstone driveways, sand-finished stucco exteriors, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs and Kohler plumbing fixtures.

Numerous options are available, including swimming pools, structured wiring systems and media networks. The builder also recently added stainless-steel Viking appliances, wrought-iron stair railings, and granite counters throughout as standard features.

Options and customization possibilities are available throughout the homes, including a range of appliances and fixtures in the kitchens and baths, a variety of cabinet and countertop choices, stair railing, flooring, front doors, entertainment systems, decks, offices, dens and other spaces.

In addition, each residence qualifies as an Energy Star home, saving owners on heating and cooling expenses while providing quieter, more environmentally friendly homes.

Base prices start at just over $1 million.

New residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval, Evon said. The club includes a spa, swimming pool and other facilities.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and go to Stonewater Lane, then turn left and follow the signs.
