Tuscany Village offers residents respite from summer heat
Summer arrives this month and residents of one Henderson community are basking in the sunshine. Tuscany Residential Village by Dunhill Homes offers dozens of amenities as well as energy-efficient homes, keeping residents cool while the summer heat sizzles.
"From the outside in, there is something for everyone at Tuscany Village," said sales associate Marietta Manayan. "You can take your little ones to the community park, where they will enjoy play areas, slides, grassy areas and open space. Then bring them over to our 35,000-square-foot La Vita Tuscana recreation center to cool off and relax."
La Vita Tuscana is a centerpiece at Tuscany Village with its outdoor activities that include a beach volleyball court, tennis courts, two basketball courts, a resort pool, lap pool and two spas.
Inside La Vita Tuscana, residents have access to two racquetball courts, an indoor gym with a basketball court, workout room, sauna, aerobics room, arts and crafts rooms, billiards, meeting rooms and social areas.
"Whether you want to spend the day indoors or out, you have dozens of options at Tuscany Village," Manayan said. "You can even join one of the leagues or clubs and get to know your neighbors. It's like living in a country club without the country club prices."
According to Manayan, community residents can take advantage of miles of scenic trails everyday to walk and run.
"There are lots of things to see when you're out on the trails," she said. "From different parts of the community you can see the golf course fairways and greens, mountains and the Strip."
Tuscany Village is home to Tuscany Golf Course, a par-72, 6,906-yard course set within the rolling hills and mountainsides of the area.
Additional amenities include a 24-hour guard-gated entrance.
"All residents also get 50 free channels of cable television, which is a big savings over the course of each year," said Manayan. "All of this is included, with no LIDs (improvement district fees). Most communities that offer a few of the variety and quality of amenities found at Tuscany Village pay high extra fees."
In April, Tuscany Village opened 13 new floor plans with six fully decorated model homes. The one and two-story homes range in size from 1,215 to 2,646 square feet with prices starting at $129,990. They are among the most energy efficient homes Dunhill Homes has ever built.
"Elements like tankless water heaters and radiant barrier roofs are standard features at Tuscany Village now," Manayan said. "They are normally offered as an upgrade or not available at all in other communities. Those two items alone can save you hundreds on your energy bills every year."
In addition, all of the new plans include dual-pane, low-e argon gas vinyl windows.
All of the new plans are certified by both Energy Star and NV Energy's Energy Plus program. These certifications require specific efficiency measures, such as air duct sealing, controlling air flow in and out of the home, maximizing the efficiency of air conditioning units and properly insulated walls. Once the home is completed, it is tested, rated and certified by a third party for its Home Efficiency Rating System score to ensure that the upgrades meet the certification criteria.

Three series of homes offer 13 distinct designs with dozens of options for personalization. According to Manayan, Plan 1810 in the Verona series is one of the most flexible single-story plans at the community offering as many as three bedrooms and 2½ half baths, a standard patio cover and as large as a three-car garage.
"Flexibility and options are two things we paid close attention to when designing our new homes and they are both abundantly available in The Plan 1810. "The home office can be built as a third bedroom, there are two master bath configurations available, a two- or three-car garage is available and both a powder room and fireplace can be added," she said.
