Value brings buyers
With its neighborhoods of Summit and Talus at Sunrise Highlands, Harmony Homes officials say they are building some of the only new homes currently available on or near Sunrise Mountain.
But according to Geoff Gorman, vice president of sales for Harmony Homes, it's largely the value being built into the homes at these two neighborhoods that is attracting buyers.
"This is a great location, especially for families. Families also appreciate that these homes are built on lots that are larger than most," he said. "But what really sets Summit and Talus apart is the strong value we're offering here. We're currently offering prices as low as $66 per square foot for new homes large enough to accommodate a growing family."
Prices at Summit start in the $170,000s for homes ranging from 1,817 to 3,754 square feet. Summit features five floor plans, including single-story and two-story designs. The two single-story floor plans measure as big as 2,600 square feet, with as many as four bedrooms and 2½ baths. Two-story plans come with three-car garages and as many as five bedrooms.
Prices at Talus start in the $150,000s, with single-story and two-story floor plans ranging from 1,801 to 3,024 square feet. Its two-story homes measure from 2,409 to 3,024 square feet and include as many as four bedrooms with options for as many as six bedrooms, as well as 2½ baths with an optional third bath.
With the Greater Las Vegas Association of Realtors reporting the supply of existing homes listed for sale in the Las Vegas area shrinking to about a five-week supply, Gorman said Harmony Homes is offering would-be homebuyers "an opportunity to buy a new home right now at prices that are probably going up from here."
"In today's unusual housing market, we're hearing from a lot of people who became frustrated by the process of trying to compete with investors to find a suitable resale home," Gorman said. "But we can build our buyers a beautiful new home within 90 days from the time they sign a contract. With such a shortage of existing homes for sale right now, and given the poor condition of most of the bank-owned homes on the market, that's a big factor for many of our buyers."
Gorman said the location of Harmony Homes' Sunrise Highlands communities near Sahara Avenue and Hollywood Boulevard on the east side of Las Vegas has been a strong selling point. The 160-acre Sunrise Highlands community near the base of Sunrise Mountain is within walking distance of Las Vegas High School. It also is near other schools, play areas and parks, including Hollywood Center and Park, an aquatic center that offers indoor and outdoor swimming, amphitheater and a golf course.
Harmony Homes includes several features such as soft-water loops, granite kitchen countertops, cultured marble in the baths, dual sinks in the master suites, raised-panel doors and paver driveways as standard in Summit and Talus homes.

To visit the Talus sales office at 2746 Sunrise Bluff Drive, take U.S. Highway 95 to Boulder Highway and head north. Travel east on Sahara Avenue and turn right on Hollywood Boulevard. Turn left on Sunrise Highlands Way and proceed to Sunrise Bluff Drive.
