Monterey reports strong condo, townhome sales

Just east of the Strip, Monterey at Las Vegas Country Club has garnered the attention of condominium shoppers because of its golf-course location and flexible incentives, according to Marianne Pepe, vice president of sales.

"We continue to be well received in 2008 with some of the strongest sales numbers in the valley. With 70 percent of our inventory spoken for, buyers better hurry in before it's too late. Several of our floor plans are already sold out," she said.

Studio, one- and two-bedroom single-level condominiums as well as two-story townhomes measuring from 624 to 1,750 square feet are available in 27 floor plan variations. Prices start from the mid-$100,000s.

"Today, buyers are looking for a good deal. There is nowhere else in the entire Las Vegas Valley that buyers will find such an incredible value. At Monterey, there are well-planned spacious living spaces surrounded by lush mature landscaping and the beauty of the Las Vegas Country Club. Add in the close proximately to the entertainment capital of the world, and you have the perfect home destination," Pepe said.

Architectural elements include private patios or balconies, floor-to-ceiling fireplaces, wetbars, built-in bookshelves and walk-in closets. Upgraded flooring, two-tone paint, maple cabinets and slab granite counters are all included.

"Monterey has attracted buyers from all over the world. Whether you are looking for a full-time residence or a home away from home, Monterey offers something unique for every stage of life," Pepe said.

Outdoor amenities include five heated swimming pools with hot tubs surrounded by sundecks. A resident can take in views of the surrounding fairways and water features while basking in the sun.

Picnic areas complete with gas barbecues are situated among the community's park-like setting with mature landscaping. An onsite fitness center is available for resident use. And, if keeping fit is a goal, the Country Club features miles of walkways for a leisurely stroll or jog.

"Our flexible incentive allows a buyer to choose from a fully custom-designed furniture package or $10,000. Our furnished homes are very popular among those relocating to Las Vegas, or looking for a vacation home," Pepe said. "The $10,000 incentive may be applied toward closing costs, HOA fees or interest rate buydowns. First-time buyers and those with limited cash are finding this to be a great benefit."

To visit Monterey, take Interstate 15 and exit Sahara Avenue east. Turn right on Paradise Road and left on Karen Avenue. Enter the community through the Las Vegas Country Club Estates gate on Karen Avenue, located between Paradise Road and Maryland Parkway. The attendant at the guard gate directs visitors to the sales center.

The sales office is open from 10 a.m. to 5 p.m. daily. For more information, call 796-9700 or visit montereylvcc.com.
