Jason Taylor likes to be prepared.
The busy executive, who manages a jewelry store in the Forum Shops in Caesar's Palace, recently moved into his new Ryland Home just in time for the birth of his first child, which is due "any day now," he said.
Taylor and his fiancée Brandy started looking at homes to accommodate their growing family last spring and embarked on an exhaustive search of available homes before returning to Ryland's Cordova Estates.
"We looked at everything, including foreclosures, but nothing really stood out," Taylor said. "Something just drew us to the Cambria model at Cordova."
The couple returned in October to find Ryland Homes had incentives available at the community and said they signed the contract just two weeks later.
"We took advantage of the incentive and got a great value from it," Taylor said. "It made our decision even easier."
During July, Ryland Homes is offering financial incentives at all of its Southern Nevada communities. Every new home purchased during the month is offered with 20 percent off the builder's MyStyle Design Center options.

Among the floor plans is Taylor's Cambria model. The couple's 3,200-square-foot home includes five bedrooms with a full bedroom and bath on the first floor.
"Both grandmas will be coming soon, so the downstairs bedroom will give them their privacy while we're upstairs with the baby," Taylor said.
Taylor said another selling feature of the Cambria was a sunroom option accessed from the dining room on the first floor.
"That was a big thing Brandy wanted because it gives us extra space off of the kitchen and goes right out into the backyard," he said.
The couple planned ahead for their backyard by purchasing a corner lot.
"It is a deeper lot with more space in the back and side yards," Taylor said. "Down the road, we may end up with a pool but for now are just enjoying the space."
Upstairs, the couple chose a loft option. In addition, they said the master bedroom is configured "perfectly."
"The master bedroom walk-in closet is huge," Taylor said.
Additional features in the couple's new home include an upstairs laundry room, first-floor great room, gourmet kitchen cooking island and a three-car garage.
Cordova Estates is in a gated neighborhood and has its own community park.
Five floor plans are offered, ranging from 2,104 to 3,200 square feet in single- and two-story plans with as many as six bedrooms, as many as three baths and a garage designed for as many as three cars. Pricing starts in the mid-$200,000s.
Every residence in Cordova Estates is Energy Star qualified and includes energy-efficient air-conditioning systems, low-emissivity windows, vinyl window frames and radiant heat barriers inside each roof.
Homes in all three neighborhoods include standard design features like Corian kitchen countertops, raised-panel doors, lever door handles and cultured marble bath countertops "that would be considered upgrades with other builders," Harrell said.
Ryland Homes is currently selling new homes in 12 collections throughout Southern Nevada.
