Tuscany Residential Village offers incentives, options

Tuscany Residential Village, the Henderson master-planned community, is now offering incentives worth thousands in savings, according to Marietta Manayan, sales agent.

"For a limited time, new homebuyers at Pesaro in Tuscany will receive $10,000 towards upgrades as well as 3 percent of the sale price towards closing costs," Manayan said.

"Incentives are different for each collection in Tuscany and Pesaro's is among the best that is currently being offered. You could save thousands on homes that are already priced very competitively. There really has never been a better time to buy a home in Tuscany."

Prices in Pesaro start at $255,000 for a 2,379-square-foot model home and $285,000 for a 2,700-square-foot model home. All of the homes are single-story plans and are on lots more than 6,000 square feet.

"Residents have access to dozens of resort-style amenities and the homeowners' association dues are just $140 per month," Manayan said.

"Many people pay more than that to live in a condominium. At Tuscany you get so much more plus the incredible views and lots of open space."

According to Manayan, even though homes at Pesaro are selling quickly, the collection still has home sites with golf course or views of the Las Vegas Strip available.

"These home sites carry an additional fee, but those who choose them say they wouldn't give up these gorgeous views for anything in the world," she said.

Among the designs at Pesaro is Residence 2700, named for its square footage. There are four bedrooms and buyers can opt for fifth and sixth bedrooms with an additional bath. The formal dining room also can be converted to a den and a patio can be constructed off either the great room or master bedroom.

Other features include a two-level kitchen island and walk-in closet in secondary bedroom.

Options include pot fillers in the kitchens and fireplaces in the great rooms.

"These homes are really well-designed and the options can help you personalize them even more to suit your own lifestyle," Manayan said.

Amenities available to Tuscany residents include a 24-hour guard-gated entrance, landscaped trails and parks.

"Of course, our La Vita Tuscana recreation center is one of the centerpieces to the community," Manayan said.

"This million dollar facility is not only a place to exercise and take classes, but it's also a place to meet your fellow neighbors and develop friendships that will last a lifetime."

La Vita Tuscana is a 35,000-square-foot recreation center that includes indoor and outdoor activities. Residents have access to a lap pool, lagoon pool, hot tubs, full work-out facility, an aerobics room, indoor and outdoor basketball, racquetball, tennis, arts and crafts rooms, billiards, conference rooms, social areas, park areas and jungle gyms for children.

The community also features Tuscany Golf Club designed by golf course architect Ted Robinson Jr. Tuscany's 6,906-yard, par 72 course was named Golf Magazine's No. 1 Golf Course in Las Vegas in its annual BBQ (Bang for the Buck Quotient) rankings.
