Lots at Tuscan Cliffs neighborhood offer views of the Strip neon

When Tuscan Cliffs recently released all of its home sites for sale, prospective buyers took notice. Several had their eyes on elevated parcels with Strip views, according to sales agent Mike Goeth.

"From select lots within Tuscan Cliffs, there is a beautiful close-up view of the Strip," Goeth said. "We have oriented many of our lots to take advantage of our highly desirable location near the foothills of the Southern Highlands community, and visitors have responded by purchasing choice locations within the neighborhood. They tell us they can't wait to share their balcony views with friends and family."

He said plenty of view lots remain available. They range in elevation from 14 to 25 feet higher than the homes behind them. All measure at least one-quarter acre in size, providing room for a variety of outdoor entertainment features, such as a swimming pool or covered sitting area.

Goeth said that Pacific Southwest Development's recent decision to upgrade its standard amenities package to include disappearing glass doors and summer kitchens helps residents take advantage of the views. The amenities help create outdoor "rooms" where residents can take in the views of the city.

"The homes at Tuscan Cliffs are designed as private resorts, where residents may entertain guests or enjoy a respite from their busy lives," Goeth said.

Driving to Southern Highlands will soon get easier because of new road projects. An overpass at Silverado Ranch Boulevard is under way, providing a short-cut near the South Pointe casino-hotel. Work also continues to expand the entrance at St. Rose Parkway.

Tuscan Cliffs features Tuscan-style homes available in more than 50 floor plan configurations. Each of the available floor plans emphasizes indoor-outdoor combinations with an emphasis on opening living rooms, dining rooms and kitchens to the courtyard and patio areas.

In their base configurations, the floor plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet.

Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval.

A total of 155 luxury estate homes are planned. Premium lots, including some measuring half an acre and others built into the hillsides, are also available.

Base prices start at a little more than $1 million.

To visit, take Interstate 15 to the St. Rose Parkway, exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs. Office hours are from 10 a.m. to 6 p.m., except Monday when it opens at 1 p.m.
